We have a 1300 square foot bungalow in 1980's condition. Main floor: The hope is to open up the a new kitchen to the living area, put in hardwood throughout. Renovate 2 bathrooms, add laundry.
Basement- add legal accessory apartment (permit approved), 2nd kitchen, build 2 bedrooms, and new 3 pce bath, renovate existing 4 piece bath, open an existing 6 foot non supporting wall, put laminate hardwood flooring through-out, move existing hot water tank, and laundry.
Job can start asap!
Job 1
Looking to move laundry from the basement to the upstairs in an existing closet that is directly beside the upstairs washroom. Job would include running a 30 ampere line, installing tile and drain and connecting to existing plumbing.
Job 2
Looking to close of door between apartment and main living area to create a pantry and provide sound proofing between the areas.
Job 3
Looking to create hanging shelving in the garage to sit above vehicles to provide additional storage
Job 4
Looking to have light switch and lights wired on the exterior of the house above the deck and switch installed inside (2 lights). As well as motion detected light on outside of garage.
There is a half wall between my kitchen and living room, approx 7 feet long 3.5 feet tall. Not a load bearing wall, but does have a cold air return in that wall.
Looking to have the wall removed, and the cold air return moved to another wall close by (basement not finished so there is access).
Wall removal: interior, possibly load bearing. To open up dining room and kitchen. Cold air return, small amount of electrical, hardwood floor match-up, ceiling repair after adding a light above dining table (there are already recessed lights to tie into).
Bathroom reno: replace old tile and floor, repair around sky light, replace sink, toilet, light fixture.
Window repair or replacement: windows are 30 year old wood frame double pains. The bottom sill is rotting on some (we would appreciate an expert opinion as to how to proceed) and most of the windows are very cold in the winter.
Door repair or replace: weather stripping on all regular exterior doors (3 of them) is in rough shape. One steel door is rusting. Is it better to replace the whole door? We also need storm doors installed on all 3 doors. ALSO, a nearly 7'x9' glass sliding patio door needs expert attention (very drafty).
