We're in the process of selling our home and the inspection report came back with some deficiencies that we need to address in order to close the deal. They are:
ROOF: The roof is missing a few shingles and another area is damaged causing water to leak into our attic. This is the original builder's roof that is roughly 12 years old. The buyers do not want to roof replaced but only to fix the issues so that they can get a few more years out of the roof.
FOUNDATION: There is a crack in the foundation beside the basement window, directly above the laundry room. Apparently this crack is exposed to the elements and is allowing moisture through. I was told by the inspector that this can be taken care of using low pressure crack injection. I need this assessed to determine the easiest way to fix this problem.
WINDOWS: I have two sliding windows that are letting in moister that will need to be replaced and another that needs the locking mechanism fixed.
I've attached parts of the home inspection report relating to each issue.

Would like very simple & inexpensive windows to replace 23yr old poorly maintained wooden-frame ones. In absolute need of three small windows for laundry, bathroom, & over kitchen sink as frames are rotting. Also in absolute need of new glass pane for living room window as leaks during heavy rain. I am looking to get couple of things done in my house:
1) I have a fireplace in-built, gas, in a wall, in my family room. I am thinking of putting some kind of stones around the fireplace to the ceiling....and MAY BE fireplace surrounded by Marble slab and same slab on the floor for the length of the stone work.
2) Increase the height of my kitchen window...by 3-4 feet...just in height and not width.

We have a large window in our sunroom, and every time it rains heavily, it leaks. The leak is through (what seems to be) a crack in the seal at the top of the window. We moved into this home 2 years ago and the previous owners had replaced all the windows on the ground floor. I'm not sure what other information I should provide; we were hoping you could have a look and give us an estimate for the job.
I have removed two bi-pass sliding closet doors in my main hallway. I would like two replace them with two standard 6 panel doors that match the other doors in the house. The opening is already framed and trimmed so the job should be relatively straight forward for a pro.
There is plenty of room for the new doors to swing open as the front hallway is open.

We have a small project that I would like to have done by a professional.
1. Window Replacement - The end window, crank opening, of our bay window has had the seal between the panes fail, therefore it needs replacement. Window size, measured from outer edge of plastic, is 11 3/4" x 47 3/4", and has a decorative divider, 1 upright and 3 cross members, in between the panes.
2. Flashing - the exterior of the bay window is finished in painted wood, however, this requires frequent painting and wood restoration. We would like this area capped and sealed with white aluminum flashing for a long term solution. The area is approximately 64" x 28", and is above the garage so access is by ladder.
