We would like to create a more open concept kitchen and living area, by removing the wall between our kitchen and family room.
The wall is approximately 12 feet long and is load bearing. It also has a vent in it as well as some electrical outlets (3 outlets and 1 light switch).
We would like the new beam to be hidden in the ceiling.
Hello there. I'm looking for an estimate for some work at my new home in Oshawa. The bungalow was built in 1959. I want to partially knock out a wall that separates our living room and kitchen. Perhaps a 6 foot opening would work. There may be some structural support concerns associated with this job. Looking for contractors to take a look on May 2nd or 3rd and provide an estimate for a job that we require completion on very quickly (by the 12th)?

My mother just moved in a home into a home in Oshawa. The home is a full brick 1500sq ft bungalow with a completely finished basement. Having said that there are several jobs she needed help with:
-She wants a separate entrance put in from the backyard to the basement. She plans on using the basement as an apartment so she needs to have a separate entrance for the tenant.
-She also want to have a kitchen put into the basement. Possibly something from Ikea or Home Depot. The area in which she had planned having the kitchen put in already has both electrical and water/drain nearby.
-One last job was possible flooring replacement for the upstairs. There would be roughly 1200 of square footage in flooring to be replaced.
I am a real estate investor with a 2250 sq ft home built in around 1875 in Port Hope that needs a host of reno's, including a kitchen and bath update, refinish hardwood floors, painting. I am looking to work with a contractor from the east of GTA area come to see the house and provide quote for work.
This Edwardian style brick house is 85 years old and I have been here for over 20. The floors slope toward the center of the house and have not changed in the time I have been here. The doors close ok. The main beam is 3 layers 2x6s laminated together, about 25 ft long. The original posts probably have inadequate footings and before my time, extra steel posts were added, but just for support, not to raise the floors. I want to start some renovations (kitchen etc.) and I would like the floors level. I think I will need new footings and posts (2) and a ?metal sleeve to straighten the main beam which has a dip in it. Does anyone do this kind of work?
Remove 2 wood porch columns and replace with fibre composite posts of similar style.
Approximate height of posts is 8ft-2in. Diameter is approx 7.5 inches (varies).
Site measuring is required. Price to include disposal of all refuse. And temporary support of roof loads.
Customer will order posts from colonial pillars after field measure is complete.

My husband and I just purchased a new home, and the previous owners had a load bearing wall removed, however they did not properly support the ceiling. They've used wooden 2x4 instead of steel. Their are 2 support wooden pillars and a long beam across the ceiling (also wooden).
We were told by our home inspector that the supports were not giving the proper support, and the upper floor is slopping downward slightly.
We'd like to know how much it will cost to have it replaced with the proper supports.

Basement partially finished with an" L" room shape living area. Has bathroom with tub, but needs shower. Floor needs laminate or carpet. Door enclosure needed for separate entrance, Small area for sharing the washer/dryer already there require to plan area properly for rental. Some walls will need tearing down no doubt to adjust the area.

we have a 1 1/2 story much older house that we need to either renovate or possibly turn into a 2 story. we are looking for estimates on both projects in order to choose which would be more cost effective for our budget.
Reno: would require; tearing away plaster walls, rewiring, insulating, replacing walls with drywall, window replacement, and reflooring. There are 3 bedrooms that need to be done.
making a 2 story; we would like to possibly add another bedroom and create a larger bathroom and would therefore like to investigate this option.
