Include laundry room,drywall the wall and drop down ceiling in the laundry room. Re do a bathroom and may have to relocate. have a foyer with drywall and laminate flooring and stairs. I live near Kingston Rd and McCowan in Scarborough. I want to put a rental apartment in basement of my 70 year old 1-1/2 story home. This will require a complete basement renovation.
* demo of existing partially finished basement (drywall, metal studs, sub-floor, etc)
* construction of one bedroom, one 3-piece bathroom, and kitchen / living area plus construction of common area (laundry room, storage area, etc); approx. 650 ft2 total
* construction includes some framing, plumbing, electrical, drywall, cabinetry, and possibly some HVAC work but not painting
* construction also includes work to make apartment meet apartment requirements (e.g., enlarging one of more windows in cinder block / concrete foundation)
* contractor will be responsible for getting (or helping homeowner get) any necessary permits and inspections
* contractor to provide own tools and equipment; homeowner willing to purchase some or all materials
* construction to start as soon as possible

Hi, I have bungalow style home on corner lot and has 3 entrance for main floor. Just entering from main/primary entrance, on right side there are satires that goes down to basement. The is 2nd entrance from other side that opens in to kitchen and 3rd entrance from backyard goes in bedroom. where as backyard also has access to road as it is corner lot.
If I make a drywall 6'(w) x 8'(h) on the main/primary entrance, it makes a full separate entrance for basement and I can use the other 2 entrance for ground floor.
Questions:
1) Does it will consider (in by-law) separate entrance to access to basement?
2) Do I need 2 exits from basement or one one is enough to make basement second dwelling (there is no Egress window)?
3) Do I need permission from city to make drywall for making separate entrance?
4) I want to make 2 new windows in the basement. How much it cost and do I need city permit?
5) I want to change electric stove to gas stove on ground floor. Do I need city permit and how much it cost?
6) Who is responsible to take permit from City contractor or owner?
7) There is need to kitchen in the basement and the large recreation room has to be divided into two room through drywall.
I appreciate if some can please spare some time and reply my questions.

I have more projects but for now those are most urgent and depending on price for those jobs I will have the rest of the work done as well.

IT IS 2 YEARS OLD MATTAMY HOUSE. THERE IS WATER CONNECTIONS and bathroom rouph ins are ALREADY done IN THE BASEMENT.
I WOULD LIKE THE PROJECT TO BE HANDLED IN TWO STAGES. FIRST THE LIVING , KITCHEN AND BATH AREA WILL BE FINISHED. ONCE IT IS ALL SETTLED DOWN AND AFTER COUPLE OF MONTHS OF COMPLETION THE OTHER HALF WILL BE DONE, WHICH IS THE BEDROOM AREA.
WE TRAVEL A LOT AND RIGHT NOW RENT THE TOP PORTION. FOR NOW IT IS FOR US BUT SOON WHEN WE MOVE HERE PERMANENTLY WE WILL RENT OUT THE BASEMENT AND LIVE UPSTAIRS. SO THE BASEMENT DESIGN SHOULD ALLOW SOME STORAGE AREA AND ROOMS TO RENT OUT.
I ALSO NEED TO DO THE FLOOR PLAN PROPERLY. HELP WILL BE APPRECIATED TO GET THE PERMIT. The floor plan is attached. Would you be able to review the design and propose the changes to optimize the best use of the space and finally sign off the design.

I am planning on renovating my unfinished basement to add a basement rental unit I would like the unit to be legally recognized, so I'm looking for a contractor who has experience navigating the bureaucracy for permits and inspections, and knows exactly what is required.
I already know the layout, and have a pretty good idea about the process, so the planning phase is pretty much complete.
I want to upgrade the basement of the property i am going to buy. it is finished with seprate entrance. but need to have small kitchen area anywhere near laundry & Water heater tank.
Kitchen may need to have small platform, Sink and connections for Stove & Fridge & Microwave.some small cabinets/ shelves in the kitchens. Total area of basement mentioned by the owner is 5.25 x 4.00.
House was built in the 70's with a full basement, but no walkout. We would like to have a walkout basement door installed, and although we are sure the time of year is wrong for this, would like to have someone quote a.s.a.p. on this and tell us what location around our house would be the most appropriate to have this done. Also, we know a permit is a requirement and a lot of decisions would have to be made before the actual work started. Also would like to know if our house (hopefully) would be a candidate for this construction. So, we would like an estimate, to begin to think this could be a reality for us beginning early 2022.
