Existing home was built in 1955 and has sufficient space at the south side to add a one storey 550 square foot addition. The dimensions are 20 feet wide by 27.5 ft long. We also want a full basement for the addition. The basement will be finished and have no internal posts as it will be used for a snooker table which needs all open space for playing. There will be an opening connecting the current basement to the new basement room.The main floor will have a circular stair to the basement as well as a washroom with the remainder of the area open as a family room for watching TV and room for some exercise equipment. There will be an opening from the current main floor area to the
addition. The drawings for this work have been prepared as well as the HVAC analysis and the trusses designed. There are 2 small windows at each end of the basement room. On the main level there will be one large window on the front aspect and 2 small windows on the rear aspect. The exterior will be clad with brick and the roof is an extension of the current hip roof. Basement will be framed with 2X4 and main level with 2x6. From the engineer's report "The existing south foundation wall footing was constructed under the OBC at the time and therefore is at least 15 inches wide. This being the case, it is permitted to use this wall as a support for the north end of of the proposed 20 foot joists" At this time, we are looking for online estimates please. Thanks

House was built in 1957, and backs onto a City of Toronto Ravine. It has no basement.
There are 2 parts to his project.
Part 1: raising the roof on the double car garage. The orginal house was built with a carport. previous owners enclosed the carport into a double car garage, however the roof is too low to fit cars into.
Part 2: a two story addition (one room each floor) to the back corner of the house attached to the garage. Access to the lower room from the living, access to the upper room from the garage.
1-1/2 1940's house needs back of the house roof raised to increase living space upstairs. Front of house has two dormer windows which gives it nice curb appeal. I have a 1,080 sq ft bungalow (24 frontage x 45 deep). I am looking to extend the back of the house along with the basement (24x10). Along the driveway which runs the length of the house, add on on grade garage and workshop (14x38). Addition is L shaped and requires roof line connection.

Located near Pharmacy & Lawrence Ave. East, existing bungalow requires the addition of a 2 car attached garage and approximately 1430 sq. ft. of a second floor. Legal survey and architectural drawings (design) are complete. Will require some excavation of a garden bed where the garage is suppose to be. Existing water pipes are to be replaced, we foresee some small electrical issues, the entire exterior is to be refinished, and if we touch the chimney, it will require a liner. There is currently temporary stairs already leading to the second floor (currently an attic) but will need to be replaced.
