House specs: 3 bedroom bungalow in Cliffside area built in 1955. 1250 sq. ft. We wish to increase our living space by adding a second storey and putting four bedrooms + 2 baths upstairs and remodelling the main floor into an open concept living space with a kitchen/rec room at the back of the house ( much like many new homes we have seen recently). Electrical was upgraded recently to 220 A. Plumbing from the master bedroom ensuite can be used for the kitchen.This will require major structural work since the house is poorly insulated and that would also require upgrading.

1048 sq ft bungalow, would like to add 4 bedrooms on the second floor with one being the master room with a washroom and another washroom on it's own both 4pc, stuco finsh on the whole house with extra foam on the lower level, becase we would like to keep the lower level outerwalls untouched but for the lower level would need two remove the bedroom walls to open it up then to repair the cealing and walls where needed.
There are many other things that would need to be done, so before I wright a book on this I was wondering what the approxment sq ft charge is for this kind of work.

We're in a 1.5 storey home in SW Scarborough and would like an approximately 250 sq ft addition to the back (kitchen/office) on the main floor only. We want it dug out but don't want a basement. The kitchen is already there, so only need an extension to existing plumbing and electrical. Wires are all new from last reno (electrician changed everything on the main floor and basement). I'd like an estimate excluding kitchen cabinets/counters as my husband works in a wood shop and will likely be building these himself to save some $. I'd also like to know approximate down-time and if you can do this modularly. New back wall to have lots of windows and likely french doors instead of regular back door. No windows on sides. We would like to build an addition to our West Scarborough bungalow. The size of our concrete foundation is 24' x 42', on a 40' x 125' lot. We would like to add approx. 900 square feet of living space. We would like to see quotes on 2 options for building:
Option #1 - add a full second level on top of the current footprint. The second level would consist of two bedrooms approx. 12' x 12' each (minimun), a bathroom, and a large Master bedroom with a 4 pc. ensuite and walk-in closet. The main floor would be mostly unchanged with the exception of adding the stairway and a walk-out sliding door to the backyard. We are undecided on the finish of the exterior of the house (possibly brick, stucco, stone facade or siding, depending on cost)
Option #2. add a 2-level backsplit extending 15' into the backyard. The top level would extend into the current building approx. 5' for a total depth of 20' (or more). We would also consider "bumping-out" the width of the add-on by approx. 5'. The footprint of the add-on would basically be 30' x 15'. The upper level would be entirely for the Master bedroom with a 4 pc. ensuite and walk-in closet. The lower level of the add-on would consist of a bedroom, stairway, mudroom, a small laundry area and walk-out sliding doors to the backyard. We would also like to know if the foundation needs to be extended for the add-on and if the extension would translate into a larger basement.

I would like to construct a two bedroom apartment over my 50 x 15 garage. The entrance would come from my driveway. There is a garage in place now so I was wondering if the garage walls (block and brick wall) could support a single floor addition. Existing home was built in 1955 and has sufficient space at the south side to add a one storey 550 square foot addition. The dimensions are 20 feet wide by 27.5 ft long. We also want a full basement for the addition. The basement will be finished and have no internal posts as it will be used for a snooker table which needs all open space for playing. There will be an opening connecting the current basement to the new basement room.The main floor will have a circular stair to the basement as well as a washroom with the remainder of the area open as a family room for watching TV and room for some exercise equipment. There will be an opening from the current main floor area to the
addition. The drawings for this work have been prepared as well as the HVAC analysis and the trusses designed. There are 2 small windows at each end of the basement room. On the main level there will be one large window on the front aspect and 2 small windows on the rear aspect. The exterior will be clad with brick and the roof is an extension of the current hip roof. Basement will be framed with 2X4 and main level with 2x6. From the engineer's report "The existing south foundation wall footing was constructed under the OBC at the time and therefore is at least 15 inches wide. This being the case, it is permitted to use this wall as a support for the north end of of the proposed 20 foot joists" At this time, we are looking for online estimates please. Thanks
