Property is an 800sq foot condo downtown Toronto built in 1986. There are two parts to this project.
1. The ceilings of this condo are textured with "popcorn" and I want it removed. If necessary afterwards a skim coat of plaster to provide a flat ceiling. As far as I can tell the ceiling underneath is concrete slab, but I don't know if there was any treatment done to the concrete before the texture was put up. Also complicating things, the previous owner of the unit painted over the popcorn with a latex based paint.
2. The wall to an old solarium was removed sometime in the past. I assume that the frame of this wall was concrete as it left a somewhat jagged line along the ceiling after its removal that the subsequent plastering/popcorn covering is unable to hide. If possible I would like this smoothed out so that the ceiling looks uniform throughout. This second part of the project is optional, depending on costs. I can find another way to deal with it if necessary.
Since the ceilings are only 8' high I really don't want to lose any height, so rather than drywall on top or a skim coat of plaster right over the popcorn, I would like the popcorn removed.
Currently I am only looking for a ballpark online estimate. If it is within my budget I will request more detail.

Seeking estimates for popcorn ceiling removal or ceiling drywall over old popcorn in a condo at Jane and Eglinton. There is approx 900 square feet of popcorn ceiling (kitchen and bathrooms are smooth), and the building was built in 1974 so it's possible that there is asbestos in the ceiling treatment. The unit will be completely empty of furniture, and we'll need the work done the second or third week of May.

I am moving into our new house and we are looking to have the popcorn ceiling removed, imperfections sanded and ceiling repainted, I was considering taking on job myself, but like to find someone that is willing to take on the job at $900.00 If wish to take on the job please let me know as looking for someone to start on August 28th. My washer damaged the unit below me because of an overflow of water. I had a contractor come in to dry the unit and put in anti-mold chemicals. I need someone to patch the holes that they made and paint the damaged areas.
There are around 8 8"x8" holes in the celing that need to be patched and painted.
There is some yellowing of the stucco celing that will need to be painted.
Project scope:
1. Remove popcorn stucco in the areas as shown on the ceiling plan - see the attached file.
2. Plaster the ceilings to achieve nice smooth finish.
3. Paint new ceilings.
4. Protect the walls and room contents (before the project) and remove all dust and garbage (after the project).
Eairleir, as a test, the popcorn stucco has been removed in a small area in the foyer. Moist stucco comes off very easily. Under the stucco, there is unfinished concrete ceiling.
The apartment is located in a condo building in the Spadina/Lakeshore area (at the Toronto Harbourfront).
The condo has a parking spot for contactors.
Noisy work to be done during daytime only, from 9 am to 5 pm, Monday to Friday. Quiet work can be done any time.
The ideal period for this project would be from June 23 to July 5.

We had electrical aircondition system in the attic, which is now disconnected. Pipes from this system, which were connected to rooms' ceiling were not disconnected. These pipes cause condensation on rooms' ceiling.

I have a hole in a bathroom ceiling which needs to be repaired. The cause of the damage is undetermined - part of the ceiling simply collapsed. The damage is in an apartment in a building built in the early '60s. Structure is concrete and plaster. The hole is approx. 2 x 3 feet. Photos available.
The day care is looking for an quote to determine how much it would cost for a contractor to remove/supply and install 36 ceiling tiles (each tile is 23inches by 23 inches - some are smaller in size -these have been cut )per classroom (2 classes). 6 of the ceiling tiles will need to have an existing pot light in the middle of the tile for each of the 2 classrooms.The hallway requires 20 ceiling tiles to be replaced and new tiles installed. Our stroller area has 38 ceiling tiles of various sizes that need to be replaced as well) Some of the tiles that need replacing will need to be cut to size. We are not happy with the current style of ceiling tile since it has many groves and crevices for dirt to collect. The work would need to be done after 6pm at night. We would be looking for a ceiling tile that is easily cleaned and a smooth surface.
In our recreation room, we have a ceiling made of foam tiles, and part of this ceiling is collapsing. We want to replace this ceiling.

The following work must be carried out:
1. Cleaning the Gutters around the house
2. Look the shingles above the washroom due to some signs of leaking (see the pictures of the washroom roof). The roof was changed around 5 to 7 years ago.
3. Change the Garage Door and fix some gaps in the garage wall.
This property is tenanted therefore I want cheap but effective solution.
We have from August 24th to September 5th to complete the followig small-ish renovations on our new home. Please call if you have references and can realistically fit us into your schedule. Timing and experience are everything!
We need help with a few items:
1. Removing very dated stucco/swirling ceilings (very nice in the 1930s, but don't suit our style now) from our new home. Both the living and dining rooms have crown molding and the classic swirl-type stucco that I would like to remove before we live there. I gather they will be sanded, which is very messy and something I would like done before we move in our belongings. The rooms are about 500 sq ft in total
2. Smoothing out the old-style plaster bumpy walls that are in our entry way and go upstairs into the hallway. These may be easy to dry-wall over.
3. We want to move a closet from one area of our basement (basically tear down the wall in the middle of the room) and build it in the landing by the stairs as you first come down to the basement.
There is the possibility of larger-scale work in late fall/winter... so, if you're good and we're all happy, add-on work is an option. We are likely redoing a large part of our ground floor.

We are in a commercial unit that has an 18 ft ceiling clearance. The drop ceiling would be approximately 2500 - 3000 sq ft. We would like the ceiling to be as high as possible.
Aesthetics is not important. just needs to cover up the existing ceiling that is very worn down and filled with holes.
