I need an estimate for both:
1) New HVAC system for a house. For 2nd and 3rd floor new HVAC system including duct work. For basement & 1st floor install new piping and hot water radiator and connect this to existing boiler (2 years old)
2) Plumbing rough in for whole house . Includes bathrooms , kitchens and laundry and all vent pipes and stacks.

You can see visually from the photos due to the previous settlement 2" drop (which I believe has finished). The property has been underpinned with helical piles for the shared party wall only. The window sill has become uneven and so has the garage door frame as result. There is also a dipping on the living room floor right-hand corner where the window sill has dipped due to settlement. Will need someone to look at the brickwork and experience with this to straighten this out from the outside. There is also tuckpointing required in various locations as part of this job. Thanks.

I am looking to have plywood subfloor installed on top of a sloped concrete floor so I can install hardwood. Here is what I am looking for,
- The plywood to be levelled with shims/wedges every 16" OC max
- 6mm poly installed below shims and a few inches up along the outer walls
- 3/4" T&G plywood installed
- The room is an 11 ft x 37 ft rectangle
- The plywood sheathing and poly will be provided.
I need you to frame an existing prefab wood-burning fireplace. According to my WETT certified inspector, there are only 2 tricky parts. Make sure the chimney elbow is supported according to instructions and make sure there is sufficient clearance to combustibles as defined by the instructions.

The prior owner of my condo cut out the upper half of the wall of the second bedroom (looking onto the kitchen). I'd like the wall rebuilt so that the second bedroom is fully enclosed. The dimensions of the opening are: 118 1/2" wide by 64 1/2" tall, and the full height of the wall (from floor to ceiling) is to be: 119".

I am looking to remove my closet from so that it is just a plain wall (so the room will be bigger). I have already removed the drywall but need help cutting the beams and patching up after.
There is a pipe that needs to be moved but I am working with a plumber to have that done ASAP.

I would like to expand my current kitchen by taking down the wall b/w kitchen and dining room. Not sure if this is a load bearing wall or not.
Would like to get pricing for taking the wall down, moving/concealing any pipes required. If it is a load bearing wall, then need support beams to be install.
1) remove existing staircase
2) install new staircase 40 inches wide, measured from the outside of the stringers with a 46 inch rise in height.
3) install new railing system
One other alternative would be to reclad the existing stairs and I would be open to discussion on that . Budget for recladding is $2,000 -- install new stringers 1.5 inche wide to existing stringer and then install railing system on the new stringer.
Framing repair needed. Roof is being reshingled on 3 storey house in Toronto. Removal of old shingles revealed rotten joists, soffit and fascia boards on the front overhang eave approximately 22 feet in length. Requesting quote to reframe this overhang so it is ready to have the new roof decking, shingles and aluminum soffit, fascia and eavestrough installed by the roofer who does not do framing.
Require a quote for what seems like a rotted face plate or Rim Joist for a older row home in Toronto. The rot has caused the dirt to fall into the house and the concrete slab to sink down. Will require:
1. The concrete slab to be removed and disposed of;
2. New face plate or rim joist;
3. Infill the dirt and add Road Crush or similar to the top ground layer for drainage.

I am looking to get my stairs redone, I recently uplifted the carpet and the staples go into risers and bits and pieces of under pad are still held down by staples so like to have white risers redone and stringers in white sanded and looking brand spanking new,
