I am currently looking for a professional basement designer who can design a basement to prevent change or divination from original plan. I also need this person to estimate the material that would be needed and the approximate hourly work that should be put in each area such as framing, wiring, plumbing, drywall, doors, ceiling, flooring, kitchen and bathroom.
It might be impossible to get one person to know all but at least if they could do a good design for the framework I can involve the other experts to give me an estimate of their own such as Electrician, Plumber and so on.

The size of the house is 1,835 sq ft so you could visualize the size of the basement.
What is the approximate cost to complete the basement if I want a decent finished product - no low quality materials and no high priced materials.

I'm looking to finish my townhouse basement in the Vaughan area of the GTA. The basement is currently completely unfinished. The two story townhouse is approximately 1700 square feet for reference.
I already have a rough design in mind for the finished basement. This includes:
1. Combined hallway and living area (approximately [32'x8' + 5'x5'] minus the space for the pre-existing stairs) -> (note: stairs themselves are not to be modified or changed)
2. New walled bedroom next to the living area (approximately 13'x10' which includes space for a double door closet) -> (note: there is no window in the bedroom; there is only one pre-existing window in the basement and it is part of the proposed living area)
3. Walls around the unfinished areas (unfinished areas include laundry and dryer area, furnace with humidifier, hot water tank, and storage/circuit breakers) -> (note: laundry area will have double doors from the hallway for entry, furnace / hot water tank area will have another hallway door for entry)
4. New three piece bathroom (approximately 10' x 6' which includes a corner, sliding-door shower, round toilet and small vanity with mirror)
There will be 6-8 potlights in the combined living area and hallway but none in any other room. The bedroom and washroom will have standard, single light fixtures in the centre of each room. Washroom will need a vent and optionally a light above the shower.

For the basement, I need walls erected, electricity wiring and outlets added, and plumbing added (there is no current rough in for the washroom). I do NOT need flooring or painting done in any room. Flooring and painting should NOT be included as parts of any estimate for the basement.
