We are looking to have the interior of our Hull duplex repainted, including ceilings, drywall repaired and in some places new drywall installed. The building is about 1800 square feet. The building is vacant, and we are available to let contractors in to quote work on Wednesdays from 10am to 11:30am.

100amp electric panel is complete. Am running lights of house, spa 12 months, ac in summer, washer/dryer occassionally, electrical components like any other family, etc. My furnace, stove & hot water is gas. Would like 2 install light, pump, salt water & water heater. Everything is 15amps except water heater which is 20amp. Do I really need 2 upgrade to 200amp panel, if I can just install a sub panel?
I have an inspection report for my home and I would like a general contractor to visit my home, review the report, and come up with a full and comprehensive evaluation to fix all things identified on the report, and any others. Must be licensed with RBQ as I am in Gatineau, Quebec. I suspect the work will be beyond $100,000+ but I need an idea of costs and where to focus the work first. I need this quite urgently please.
1. In the Kitchen:
1-Remove sink, faucets, dishwasher & appliances and reconnect new items after the new cupboards/counters are installed. The new sink and new faucets will be supplied by the customer. The sink will be attached to the new quartz counter top. The new cupboards and counter top will be installed by the company who manufactured the kitchen cabinets after the floor is installed.
2-Remove the existing cupboards and the counter top. Discard these items.
3-Remove all wall paper & repair the walls or supply & install all drywall. Supply and install paint at the ceiling and at the walls.
4-Electrical work:
(1) Relocate electricity for fridge, microwave, switches, plugs and lighting.
(2) Relocate the phone jack for the wall phone to €œcounter level€ for a table phone.
(3) Relocate the light switch in the kitchen near the wall phone to the light switch near the basement stairs.
(4) Install wall receptacles for the counters (on a minimum of 6 different circuits).
(5) Prepare the ceiling for all the lights in the ceiling. Install the lighting according to a drawing from the company who is selling us all the electrical supplies stating where all the lights are to be installed. Refer to documentation from this company at a later date.
(6) Replace the aluminum wiring in the kitchen with copper wiring if it is necessary to do this.
(7) Install a motion detector in the ceiling for future use and connect it to the electrical panel for the time being.
(8) Supply and install new drywall at the ceiling.
5-Connect the gas range to the gas supply.
6-Install the hood fan for the gas range.
7-Supply and install cold water for the fridge.
8-Flooring:
(1) Remove existing floor.
(2) Supply & install 3/8" plywood.
(3) Remove all the squeaks from the kitchen floor and hall floor (near the front door) before the new flooring is installed.
(4) Install new flooring in the kitchen, on the stairs to the basement, in the front hall (near the front door) and in the Powder Room (customer will supply the ceramic tiles).
9-Replace the railings in the kitchen and in the upstairs hall (customer will supply the railings).
10-Install the back splash on top of the counters and in front of the sink (customer will supply the ceramic tiles).
11-Supply and install silicone caulking and all moldings.
12-Clean site.
13-The back door and kitchen window are new and will not be replaced.
2. In the Main Bathroom:
1-The company who manufactured the vanity will supply and install the vanity.
2-Install a new ceiling fan and vent through the roof.
3-Prepare the ceiling for the lights in the ceiling. Install the lighting according to a drawing from the company who is selling us all the electrical supplies stating where all the lights are to be installed.
4-Replace:
- Bathroom sink
- Faucets
- Toilet
- Bathtub
- Flooring - Remove all the squeaks from the bathroom floor before the new flooring is installed.
- Wall tiles at bath
- Shower
- Lights with 4 pot lights
- Wall receptacle
- Toilet paper holder
- Towel rack
5-Install a rod for shower curtains.
6-Supply and install caulking.
7-Repair the wall and paint the room.
3. In the Powder Room:
1-The company who manufactured the bathroom cabinets will supply and install the vanity.
2-Install a wall receptacle.
3-Prepare the ceiling for the lights in the ceiling. Install the lighting according to a drawing from the company who is selling us the electrical supplies stating where all the lights are to be installed.
4-Replace:
- Bathroom sink
- Toilet paper holder
- Faucets
- Towel rack
- Toilet - Flooring
5-Install lights with 3 pot lights and a ceiling fan
6-Supply and install caulking.
7-Remove the wallpaper, repair the wall and paint the room.
8-Remove all the squeaks from the floor in the powder room before the new flooring is installed.
4. In the Bathroom in the Lower Basement:
1-Remove the existing shower.
2-Supply & install all drywall for this bathroom.
3-Build a wall 4 ft. x 8 ft. for this shower.
4-Supply a fan with a switch to vent air to the outside of the house.
5-Install shower, taps, etc. supplied by the client.
The Client supplies the shower, taps, & other items to be installed inside the shower.
The contractor provides all the labor and provides material not provided by the client.
Renovation of a space in a food court in a mall. I would prefer a contractor with experience with well known brands such as Subway, Tim Hortons, Second Cup, (or similar). We are not sure if we are going to do one whole major renovation, or do little bits at a time, which is why we need the different quotes. We will decide after we get a better idea of overall costs and time needed to complete renovations.

We are homeowners looking for some help.
We are looking for a team that could change our current cooktop that has vent work going below the counter to a new cooktop that would have venting that would go through our attic (we would purchase a hood and cooktop). We also would like to remove all the backsplash from our kitchen and have a new one installed only behind the cooktop. There is backsplash under 2 other spaces with cabinets and once the backsplash is moved, we would like the wall to be made flush.. We would also like to remove the cupboards above our current cooktop. We would like to start the process for this renovation as soon as possible.
As for the mudroom, we would like to construct a mudroom extension on the side of our house, approximatley 5 X 10 feet. We would like for the room to have a built in closet, light and heat and no foundation would have to be poured. We would like to have vinyl siding (we currently have white vinyl siding on our house and hope we could match it) along with at least one window. However, the construction of the mudroom might be only next year.
I have an older home (1960) that is sometimes referred to as a "Veteran's Home". In 2010 prior to my purchase of the renovated house, the former sun porch was enclosed as living space. Since then, the floor has a noticeable sag ... also, because of this renovation, the former exterior wall has been cut out to create an open concept. This does not work ... the "porch" sucks all of the heat out and the floor is extremely cold ... I did have 3 inspections of this area prior to purchasing and was assured that this area was properly insulated and sealed. Please help ... I worry that the sagging floor puts strain on the roof as the whole structure may be moving. I wanted to replace my roof this summer but the roofer strongly suggested I do the structural work first.

We have acquired a plan for a Victorian house in paper format (as well as the reproduction and modification rights) and are looking for a firm to make changes as described below. We also have attached modified floor drawings. Exterior shape will remain mostly the same exept tower height and garage door placement.

I have a few problems:
1- Water infiltration
I have visible water infiltration on the floor of my main floor lavatory/laundry room (floor below window) and the window is not open. I have water infiltration in basement, same side as laundry room on main floor.
2- Need to renovate laundry room - as I tore up the cushion floor when i moved in - as it was moldy. - Laundry room is about 8 x 6 (washer/dryer/toilet/sink)
3- Need to renovate bathroom upstairs (full bathroom approx 9 x 6. - visible water damage near window and bathtub...moldy cushion floor
4- Redo all plumbing fixtures including toilet (2) and 3 sinks (kitchen and 2 bathrooms) and 1 bath.
