I already have 22'long x12' wide x 12' high wooden Garage. It is insulated, wired for 110 and 222v with a concrete floor and one 8' x6' roll up door one man door and one window. There is water out there but would not require a toilet maybe a sink would be nice. I would like to expand to 28' long x 24' wide x 14 feet high.A concrete foundation would need to be expanded. The garage sits on a retaining wall that is poured concrete and measures 24' wide and tapers out to a flat back yard. The garage is in the behind my house and there is a gravel driveway to it.My property size is 150' deep x 74' wide (74000 ft) . I would like to keep it wood and insulate it and use the vinyl siding that is already on it. The building itself is in good condition, however the roof has just started to leak so i need to proceed with my expansion The roof has a peak, and is not flat.
The house is built in 1909 and the foundation is ok, but some trust need to be replace.
the basement count 2 bedroom and one large room. in the basement is finish with a tiles ceiling. The ceiling is only 5'11 inches. I would like the basement to be 8 feet tall but would
accept 7' feet.

if we can't lifted the house I would like to expand the back of the house of 12 to 14 feet. and would like to add over the expansion a second floor that would be a suite bedroom with full bathroom
We are having pre-fab 2x6 walls delivered on the 15th c/w 1/2'' plywood. We are doing a slab on grade which will be poured next week. There are 107 walls on the main. Attic trusses will come later c/w dormers. The main is 4441 including two single car garages, and the attic is 3216 completely unfinished, no walls. The attic dormer and gable end walls are all coming pre fab as well. 3/4'' ply on the attic floor which requires the dormer areas floor framed of 2x10 at 16 oc. 1/2'' ply on roof.
Looking for help May 18-29, 2019 with following:
1. Front yard is bordered with a boxwood hedge but would like to give lawn neater border by installing mini landscaping ties.
2. Patio paving stones (approx. size 20 x 20) were laid down by former owner but were placed directly on lawn, resulting in it being unlevelled & weeds keep growing between the spaces. Need to be re-lifted, spread & level the proper gravel/sand underneath, then replace the stones and pour polymeric sand between the spaces.
3. Fence has some boards that have either popped, fallen off, or have come loose, and 2 gates are also hard to open and close due to expansion and shifting - not sure if they can be shimmed up or if there’s something else that can be done to fix this.
4. Two soffit roof panels fell out in wind storm and need to be put back in - need someone with an extension ladder.
Other things: (if can’t be done in May, July/August OK)
- some vinyl siding was not attached properly to foundation when house was built. .
- replace bathroom faucet.
- storm door needs hinge installed
- install garage roof storage rack
- install range hood (requires removal of broken microwave that included exhaust fan. Want to replace with regular under cabinet hood).
House was built in 2004, attic is roughly 1000sq. Currently roof is supported with web trusses, understand the attic can be converted to beams and it's a big job. We are looking to open up the area and have our current stairs carry on to the attic. We would like to have a play/game room, maybe a couple of extra bedrooms with windows, and a powder room. You can walk around, so don't feel the need to raise our roof. We would like the rooms finished (painted, carpet, lighting, heating, etc.) Have had one contractor look at it already but would like a couple of other quotes. Thank you.
