I have a badly deteriorated roof on an older home. It's a 1,500 square foot rancher in the Guildford area of Surrey from the 1960s that needs shingles, sheathing, trusses/support, gutters, and soffits redone. I am looking at gathering quotes as well as proper references, current insurance, current certifications, etc. I would prefer a fixed price contract with reasonable milestone payments.
5 years old home. Garage has been prebuilt to add a room above it. Windows, drywall, ventilation, electrical and heating are preinstalled. Project to include:
1. Design floor system for a soundproof floor.
2. Create access from existing upper floor of the house to new room addition.
3. Construct entry way of new room from existing upper floor of the house to the new addition in the garage. Drywall and frame entryway and add French door from upper floor of the house to access new room.
4. lay hardwood flooring to new floor (optional).
Project can start ASAP.
I have completed all drawings required by Surrey.
Lower floor is 23ft x42ft. Garage with a two bedroom full kitchen dining bath and family room above. Both floors will be attached to existing dwelling. I intend to use Eng. joists to span the 23ft and support the suit above. The foundation is a 5ft high x8" thick sitting on a 2ft x8" footing. All this going to sit where the existing garage is located.

Hi there,
We are looking for some help to update our town homes main floor which is about 8 years old, with a great room concept. We are looking for a new feature wall with a new (gas) fireplace mantle and hearth area, new pantry and fridge area, new lighting, accessories and design ideas and lastly, an update of the powder room.
Any suggestions or help would be much appreciated.
Thank you!
I would like to keep the original hand rails. They're in ok condition just need to be sanded, stained and some new lacquer. The spindles need to be replaced. I was thinking metal but I would like some suggestions. I would also like stringers if possible. The reason I say if possible is because the new carpet is already installed so I'm not sure if you can still do it.
There are 2 separate units side by side that are brand new spaces. I would like to join the 2 space if possible with an opening/archway the size of french doors. I will be the first tenant. The first unit is 634 square feet. I would like to put in 2 rooms 10 x 12 feet with a small sink in each and 1 small washroom with a closet with a washer/dryer hook-up. The 2nd unit is 933 square feet. I would like 1 wall put in to close off a small staff room with a small sink and a second sink in the corner of the larger space.
Sole owner, strata property.
Small washroom + attached pantry 2nd floor
Turn garage into guest room includes washroom
Whole house painting, hardwood stairs 2 sets, window + door screens , install new bath tub in upstairs washroom, install a door between entry 2nd floor
Finished 2 bedroom basement suites to be converted to a 1 bedroom basement suite. The project is the wall of the two adjoining bed be sound proof and/or insulated and install a fire rated door on the one bedroom which will have direct access to the main floor and becomes part of the main house. The 2 bedrooms have almost same floor area of 10 x 10 ft. Also the existing door of the bedroom to be part of the main house would remain if not required to change to a fire rated door also. There is a need to re-route electrical wiring where a new door will be installed.
Two medium sized rooms are currently connected by an entrance, or part-width wall between them. We want to remove the bits of wall which partially seperate them. The width of the room is 17 ft., 6 inches, and the current entrance between rooms is about 10 ft. Remove this part of wall and paint to match the current rooms. Looking for estimate.
I have removed kitchen cabinets from a suite and will now need the following work completed
Remove drywall in one room
Lower Plugs and remove pot lights
Cap off plumbing
Clean floor for new laminate flooring to be installed in 3 rooms may also need areas levelled
Re drywall one room including texturing the ceiling
Reinstall crown molding in one room.
Electrical to be done by a fully insured person with Insurance etc.
Also this work need to be done on a weekend.
