Adding approximately 1600 sq. ft to existing tri-level 1980's split level home, which is currently 2000 sq. ft. Plan would be to remove existing double carport structure at one end of home and to a construct a two level addition. Upper floor would house the Master Bedroom with ensuite, and walk-in closet. With an additional bedroom/study with separate 4 piece bathroom. Lower/Ground floor would encompass a games room, an office and triple car garage. Theoretically, it would be approximately 1200 sq. ft of actual living space and the remainder being triple garage.
I am the owner of a 2 story house 3 bedroom up and 1 bed room suite down approx. 2400 square ft. I want to add an addition to the house to extend the suite to a 2-3 bedroom suite and to add 1 bedroom, 1 bathroom and extend the master bedroom and bathroom on the upper floor. possibly extend and re configure the kitchen area. The house was built in 1990 so some updating to the outside of the house to look more modern would be great.
My mom and dad doesn't have a huge budget, they have on working income.
JOB is with the space need a master/big bedroom with a closet, plus good size shower/tub combo with railing when they get older, safe access connected to our house. hope the attic space could handle that.

We are just trying to get ballpark pricing for all having a fully completed addition ( Walls, roof, two basic rooms, siding, electric etc etc)
We have a home built in 1911. We would like to add an addition on the side of the home. We need 2 more bedrooms, 1 more bathroom, new living space and an extention on our kitchen. To do this project we believe we will have to update plumbing, electrical and do some repairs to the current foundation. We are just starting the process and any estimates and advice on this project is greatly appreciated.
We have a semi-enclosed area underneath a recently refinished 11'11" x 18'7" second floor deck/balcony. We would like to frame-in and finish the area to add an additional room/entryway to the ground level basement suite. The current entry to the basement is a sliding glass door which will become the opening to the new room.
The bottom of the deck is finished. The deck posts as well as pony walls are framed and stuccoed. The two short walls also have framed glass that extends to the ceiling. All of which will need to be stripped.
The entire area as well as the walkway down the side of the house is paved with concrete and has the typical slope you would expect to allow for drainage. A sub-floor will need to be built level with the existing house floor accommodating for slope.
On the long wall we want a 60" x 80" sliding glass door and a 30" x 48" slide-up window. On the short wall closest to the walkway we want a 36" x 80" man door and another 30" x 48" slide-up window.
Ideally we would like to move the supporting posts and beam for the balcony that are set approximately 2' from the end, to the end of the deck giving us a larger space of approximately 17'6" x 11'3". If it's not possible to move the posts and beam because of code or safety reasons, then we will build the outside wall where the post are currently located, giving us a space of approximately 17'6" x 9'5".
There is also an existing wood gate to get into the backyard. We would like to relocate it past the new man door.

we own a rancher style house (1200 sq ft ) we would like to know if it would be better to expand off the back with an addition or to put a second level on the house . the house is over 30 years old , we have ally access in the back yard and a wired 220 garage ( the floor floods with heavy rain ) the wire in the house now could use an upgrade as fuses can blow out if too many appliances are in use at the same time . the insulation is in need of redoing in the exterior walls . we have a growing family (two small children ) a full computer room uses the third bedroom and we are fast running out of space (my hubby is a pack rat )......we do not want to sell ,the location is great and i love the neighbourhood .we do not know where to begin as it is such a huge project . what cost would we be looking at ?.. can we still live in it while the work is being done ? and what permits do we need ..how long will the project take ,,roughly ??
Existing home is 12 yrs old. We are adding 1800 sq ft (1300 main/500 loft) to the side of our house. We have all plans & permits in with the City (Surrey). The addition consists of 750 sq ft workshop, main floor master BR with ensuite, and 500 sq ft of loft above the workshop. We want the entire roof of the house done at the same time... to help make a couple changes in roofline, and aid in the transition to the existing house. We are on a large lot, and space should not be a concern (12' to property line, after completion). We want the project finished to drywall stage only, with no fixtures or finishings (DIY). The workshop will have radiant in floor heat, and the loft will have baseboard heat. We want to start ASAP, but would consider a delay if we find the right contractor. We are very capable of "usual" home renovations, but have decided to hire a contractor for this job, due to the scope and time-line wanted.
The total addition to the house is 622 square feet. Renovating kitchen (the addition involves expanding the existing kitchen and above the kitchen addition of two bedrooms). The job involves replacing all doors and windows, re-configuring existing bedrooms. Painting and replacing the whole roof. It also involves renovating basement (drywall, ceiling and renovating a washroom (removing old radiant heating pipe (polly-B) and replacing them with (Pex) . All architectural and structural plan is ready.
5 years old home. Garage has been prebuilt to add a room above it. Windows, drywall, ventilation,electrical and heating are preinstalled. Project to include:
1. Design floor system for a soundproof floor.
2. Create access from existing upper floor of the house to new room addition.
3. Construct entry way of new room from existing upper floor of the house to the new addition in the garage. Drywall and frame entryway and add French door from upper floor of the house to access new room.

Still in the early stages, but we want to see our options on adding a secondary suite on top of our current detached Garage in Surrey. Zone labeled RF. Would be nice if you have experience with the permit process.
Looking around 700-800 sqft of living space with 1 bedroom, 1 bathroom, kitchen and office/small bedroom.
The current garage is just siding, studs, and installation. From my understanding, it may be best just to demo and start from scratch and if that is the case, we would need to rebuild the garage.

Single storey room addition with the dimension of 12 ft x 10 ft and ceiling height of 8 ft. The project will consist of demolition of existing storage room and its decking, construction of new footings, framing of floor joist, walls and roofing. The existing external wall will be utilized and only three walls will be needed. The electrical system will consists only with 4 reset lights, 3-4 convenience outlet and provision for baseboard heater. One standard sized double pane window is needed. The existing house has wood siding and stucco covering, the new room should complement the house.
