We want to increase living area on the main floor of our house. This will be done by extending the side of the house. The house is 50 years old, around 2100 sq.ft. including the basement. We are looking to get at least one new room, den and a washroom. There will also be small side jobs - replacing windows with double glazed windows, new insulation in the attic. We need an experienced builder/contractor that can provide references on similar projects.
My house is three levels in the back side(two levels in the front), I want to add one part in the back side attaching to the current house, that means add three rooms for each level(about 300-400 square feet for each level). For the middle level, I would like to open it to my current kitchen to form a big open space for future kitchen.
Based on this, the whole house will do a full renovation.
I'm not sure this is home addition or re-construction project. I think it needs design -> request permit->building->inspection. how should I start? Can Contractors here help me to do the whole process?

We are thinking about closing off our vaulted ceilings over our living room to create a den/flex space above. We own the home which is a legal stratafied duplex.
The house is five years old with in floor radiant heating throughout. The whole home is finished with laminate flooring however we would finish this space with carpet.
We want the work to be done with permits to ensure the ceiling height requirement etc. is up to code and with the consultation of an engineer if required.
The living room below is about 13 feet by 13 feet. The room above would be roughly the same size with a sloped ceiling. I would like built in cabinets done along the sloped wall to best utilize the space. The room would be open concept with no walls with the exception of a banister (continuation of what we already have) that looks over the foyer below.
The house is rancher style (built 1987). The square footage of the main floor is approx. 2,000 - 2,200 sqf.
I want to add a second floor, for rental purposes, completely segregated from the bottom floor.
This would require tear down of the existing roof (clay tiles), build up of the second floor and completion of the new roof (doesn't need to be clay tiles). This project would NOT require any interior work (no electrical, no plumbing, no heating, no drywalling, no flooring).
The project will also include new siding for the whole house.
