If you do not want to suffer the way I did and not want to have stress, frustration, disappointment and nightmares and not want to waste your hard earned dollars then please read this review carefully.
It was a major blunder to give the foundation water proofing and French Drain jobs to Daniel of Kiro General Contracting Ltd. It was a total unprofessional job and the entire work was a total waste and as a result I had to again spend over $ 10,000 to get the job redone from another contractor. I had read the bad reviews on Home Star about Daniel and his company but somehow got influenced by Daniel's sweet talk. It is my impression that Daniel intentionally wants to do it wrong to make the customers suffer.
I had a problem in my basement with water seeping in from outside. Daniel and his brother did everything wrong. Daniel was only after my pocket and wanted to get all the money as soon as possible which he did (contract value $7,000). They worked hardly 4 to 5 hours a day. They did not follow any schedule and worked as and when it was convenient to them.
For the foundation waterproofing work the blueskin was not applied properly to the foundation and not to the footing level. The membrane was not nailed properly to the foundation. The termination strips were not applied to the membrane as a result the membrane was loose from all sides and hanging. Also the window wells were installed at a wrong height. The old weeping tile was not properly removed from the footing and instead the new weeping tile was installed 2 feet above the old tile which was totally useless. The new weeping tile was not connected at both ends to the weeping tile system and as a result the blueskin and weeping tile job was a total waste. For the French drain job, the weeping tile was installed as pieces with gaps in between (cheating!!) so this was also a total useless job.
The water seepage in the basement became heavy as soon as the external digging was done and seepage continued even after backfilling. The backfilling was also not done properly. The soil was piled-up around the foundation (at least 2 feet high) and left it there to settle on its own so no grading was done. There was so much water in the basement that I had to get the entire laminate flooring and some part of the dry wall removed. I also had to rent a heavy duty dehumidifier for a month to remove the water (additional cost $600). After completing the job, Daniel refused to respond to phone calls and text messages. The warranty does not mean anything to him. Since water seepage continued I had no other choice but to engage another contractor (this time real professional!) to redo the entire job of water proofing, French drain and inside dry wall and floor. I was told by Daniel that he will provide photos/pictures of the work done (step by step) but despite my follow-up no photos were provided. I saw all the wrong things done by Daniel when the rework started by the other contractor.
I realized that I made a big mistake by giving contract to Daniel. I lost a lot of money and peace of mind.
I will be soon going ahead with legal action against Daniel and his company. You can always reach me on Cell # 416-728-1897
Very disappointed by KIRO Contracting. Honestly I have never seen any company with such inexperienced workers. They were totally unprepared and did not have any tools to fix my leaking stairs. First, they sat on my driveway without knocing my door so i did not even know who they were and why they were here. Then once they started the work They asked for my hose (and argued that if the outlet wasn't in the garage, the work wouldn't be done) plunger and used my washroom. Once I gave them whatever they requested they kept complaining of some smell in the basement stairs when cleaning the drain. They kept complaining about the smell being god awful but what do those workers expect, its a drain - it will smell, and they kept bringing this smell thing back up and complaining about it So these inexperienced, unprepared workers finally did the work but missed some really important parts of the stairs (rendering their work really useless to what I wanted and what was agreed upon). All in all, don't go with these guys they might have attractive prices but it is not value for money.
Never ever hire them if you have a basement leak. They are a bunch of inexperienced workers. Beware of them as they will give you attractive price for work. They make me pay all the money but never fix problem. They will give paper for lifetime warranty that is a fluke.
Daniel and his small crew dug a 6' deep window well, tied into the weeping tile, filled the well with aggregate and back filled with the remaining dirt. They used tarps to cover and protect the grass from the excavated dirt and debris, making the finished job nearly unnoticeable that the work had recently been done.
The boys cut the hole to the desired size prior to having a custom window measured and installed which has worked out perfectly for us in our case.
The price was right for the two day job and it was done quickly and without a fuss. Happy to recommend Daniel from Kiro for the type of work they advertise as part of their business. I'd definitely use them again.
I was looking to have a crawlspace in my basement renovated and waterproofed to prevent moisture and eliminate the musty smell. Daniel at Kiro was excellent to deal with. Him and his team spent the time to recommend some great options, and although they were not the least expensive (Hamilton is full of fly by night guys), there price was very competitive. The job took a total of 3 days with 3 guys and everything went smoothly. I would not hesitate to recommend Kiro to friends or family looking for concrete work, basement waterproofing of general renovations.
I call Daniel to come over to give me a quote on 4 cracks in my foundation he came night before came me a good price and they came the next day to repair the cracks I would highly recommend kiro cg to family and friends thank you Daniel and the crew
I had Kiro come out to look at my front and back interlocking as I was having issues with separated stones and the leveling. He promptly came out and evaluated the work to be done and provided an estimate. I had a few questions and concerns and he took the time to walk us through why we had the issues in the first place. Confident with his answers and happy with the quote we decided to go ahead with the job using Kiro.
Once completed, we were very pleased. During the course of the job, we got to talking about some renovations we were doing and that's where he informed us he would be able to assist with our kitchen renovation. He then provided another quote for the demolition and removal of all the flooring. Again, he left the area clean, smooth and ready for the next stage.
Overall, we were very pleased with the crew, work completed and professionalism.
I would recommend Kiro General Contracting.
Daniel and team were on time and on budget with the estimate they gave me for basement underpinning. This was an especially tricky job since it was a walkout basement addition which was originally built on grade with very minimal support. After Daniel and team were done, we now have 4 feet of concrete underpinning across the entire span of the structure. This had to be done in different sections 'pins' as to not comprise the existing structure integrity.
I would definitely recommend Daniel and team Kiro for anyone looking for this type of work.
Daniel and his crew come to my house gave us a very good price for a concrete driveway.
They did a very good job they were very knowlagable, told us exaxtely what they were going to do and what to expect at the end, they have worked very hard, they are very courteus, and considerate they clean up at the end of the day. Also, some neighbours have passed by and comented how good the job is being done and have asked for their contact.
We are very happy with Kiro contractors Daniel, Sasha and Ricardo nice good trio
I contacted Daniel at Kiro General Contracting in January 2014 to fix a basement leak. They attended, dug a deep narrow hole and stated they found the crack in the wall. I saw this as I was leaving the house to go to work and pointed out that the area of the leak covered a large section in the basement so perhaps the crack was more extensive than the area they uncovered since the crack I saw was a tiny one. They assured me that they found the crack and that if there were other cracks they would see it at the top because cracks travel downward.
In hindsight I should have known that they were shady characters. While they were working on the job, they were acting so nervous about their payment that another guy renovating the basement had to assure them that I was honest and they would get their money. Once I was told about their behavior I text Daniel to let him know not to worry and provided my work address for him to come see me when the job was done as he did not know me and I felt bad that he felt insecure about being paid. When they were finished they left area very messy with all the dirt piled up instead of leveling it off. I paid Daniel by cheque and he immediately went to the bank to cash it. The bank even called me for verification...not something that my bank do often. I felt at that time that his behavior was too nervous and not that of professional so I questioned him about the warranty and he assured me that I had a lifetime warranty on the work.
In the spring time when the rain started to fall, the basement continued to leak. I called Daniel and ask him to come look at the leak. He said he would but he never did. He simply ignored my request and my text. I then noticed that he does not have an address on his contract. We are now in the process of locating an address for this dishonest person so that we can sue him and his company. Not only did he take money for poor incompetent service, but the basement floor and baseboard that was replaced after he "fixed" the leak, must be replaced again.
I highly recommend not using this company and ensuring that you have an address for him. We will sue him for all the expenses incurred as a result of the poor job he did and his failure to follow through on his warranty.
If anyone encounter similar problems and know any address for him, please email me at spirea34@yahoo.ca.
