Hiring Daniel of Kiro General Contracting was my worst nightmare. These guys are irresponsible, unreliable, untrustworthy. The are ill-equipped, lies alot, talk too much, dirty mouth.
Did not finish the job, took all the money, made lots of mess, damaged my property and my neighbors.
I hired other contractor to clean their mess and complete the job.
I am taking them to court. If any one else the story to share please contact me at 46-722-1746.
It is important that we keep the consumers safe from unreliable and irresponsible contractors like Daniel and Kiro.
In retrospect, had I seen a written quotation form before the project started, a lot of the strife encountered with this company could have been avoided. As it was, the agreement that I'd understood that we'd made was not the agreement that this contractor understood that we'd made. As a result, I did not get the more permanent exterior leak fix that I'd thought I was getting. They broke up my front stoop to get at the the area where the leak was occurring but did not take the front stoop debris away that day. They did come back a week later and took it away. They also topped up the area with limestone so that I wasn't stepping out of my house into a pit, which was appreciated. They did seem disorganized and unconcerned about surrounding property until I brought it to their attention. Again, if we'd covered all of this in writing, it might have done better to set expectations up front. Their site says that they take credit cards, but their machine was broken. They wouldn't take a company cheque. We ended up doing a debit transfer and they stayed to wait for the transfer to go through, though the bank indicated that it could take up to 24 hours, which was quite disconcerting. I have no way of knowing whether the leak is actually fixed, and I won't know that until the next heavy rain. Between the removal of the debris and my update of this review, I have had 12 texts, as many phone calls, and several emails from the contractor, actively encouraging me to give them a better review. These guys do work hard. I have never seen anyone manually break apart a concrete stoop using only a sledge hammer. I do highly recommend, however, that you have Kiro specify all work up front and give you the opportunity to sign off on it and the proposed cost of said work, before they lift a shovel. I will update this review with more information once I know for certain that the leak is fixed. It rained hard enough last night to determine whether or not the basement leak was fixed and, as it turns out, there is still a leak, in the same spot as was originally demonstrated to Kiro when they first came to inspect the site. This experience has definitely been a disappointment, to say the least.
Last week, one morning, after the rain, I visited my Mom's house: I found a puddle of water in her basement - The puddle appeared to appear out of nowhere - no trail. So I went to Trusted Pro and found and contacted Daniel from Kiro. He said he would be over within 2 hours.
Daniel came inside and located a crack on the wall. I never saw any water coming from this crack, but he pointed out the faint water train stain.
Later when I phoned Daniel- on the phone he was patient with my questions and re-assured me (I am a skeptic by nature) that the water was coming from the crack. He advised that once they sealed the crack it would prevent any more puddles (from that area). They would seal the crack from the outside.
The next morning, despite the tight working space, they came over and started to dig right away. I had to leave to go to work - (at that time they had dug far down) so I never got to see them finish the work. But they have sent me photos.
Since Kiro fixed the crack it has rained and no puddle! Although I learned that water moves in mysterious ways, sometime you get a flood days after the rain has stopped. Time will tell -but my gut tells me they did a good job. So I thank them for putting my mind at ease.
Daniel was very responsive and took everyone of my calls. He came for an estimate the same day I called him, and provided a very reasonable quote. We drew up a contract on the spot and his crew was in the next day to get the job done. Time will tell on the work, but it appears to have been done well and he is very knowledgeable about water issues and how to solve them.
Hugely disappointed with their lack of knowledge on basement window installation. The new opening cut to accommodate a new window was not reinforced, undermining the structure of the house and window water tightness.
Structural Engineer pointed out critical issues with their work:
Modifications to ground floor framing contravenes Ontario Building Code (OBC).
Floor joists require additional support. Concrete foundation wall has been damaged, compromising support of the house.
No steel lintels have been installed to support brick as required by OBC.
No head flashings have been installed at the top of the windows as required by OBC.
After they were told to make modifications to meet the minimum OBC standard, they refused stating engineer was wrong, Ignoranceis not a bliss, but a serious structural water ingress issue that will cause long term damage to the house if not addressed right away.
This contractor is not a certified window installer and I would not recommend him to anyone for this type of work. I am now left with looking for a licenced contractor that specializes in window installation to meet the code to repair or replace these new windows.
