Basement electrical price

We need a quote for basement wiring in York Region. Unfinished empty basement and we want 20 potlights installed. A drop ceiling will be installed throughout this 800 sq ft of open space. No washroom no bedroom no kitchen. There will only be one wall closing off the electrical panel area and perhaps a wall enclosing the furnace room.

My electrics panel is nearly full aside from 2 slots so I would like to install a sub panel beside my existing panel and there is plenty of wall space to do so, please see attached images and let us know what the electrics would cost to do this project.

We received two prices from some local esa electricans and the prices vary drastically by a difference of $8000. This does not seem to be such a complicated project and we would like an all in "estimated" cost so that we can budget for the rest of the renovation.

Hello.

The cost to install 20 LED pot lights, one 8/16 ciruit sub panell, four switchs with dimmers and ESA permit inspection and certificate of inspection, $3,400.00.

We are able to do all of the work required for $3600 plus hst. Includes ALL permits and inspections with ESA

Complete with a 60amp subpanel. We also go through your existing panel with our thermal imaging camera to check for any arcing or faulty wires. We then proceed to tighten all of your existing wiring and breakers to ensure they are safe with no problems down the road.

I believe the prices suggested above are low. It would be interesting to know what the other contractors are providing you for information and how they arrived at that cost.

I would not be recommending the installation of a sub-panel in your situation. I would be doing a complete panel swap as that panel is in excess of 30 years old and the modern style breakers are not available for it.

As far as the recessed lights, another factor is the quality of the lights and if they are IC rated or not. If you are providing the lights, make sure they are CSA approved and have the correct certification marks. What type of ceiling tiles are you installing? If you are getting the foam type, then all your lights need to supported independently of the tile. If you are insulating for sound, it is likely you need IC rated lights.

You will have at least two circuits for receptacles, one, maybe two for lights, one for the fireplace, multiple switches and dimmer I suspect. You will also have to deal with a three-way switch for the basement stairs if there is not one already.

Hi John,

It would be nice to have more information about the basement ceiling, such as height of the ceiling from the finished floor, location of the ductwork or bulk heads ect..Also what type and size of the ceiling tiles are going to be used and is there going to be any insulation in the ceiling as that can restrict the space available for the pot lights.

You will probably need a few switches or dimmers and potentially 3-way switches.

I am not sure if you need a sub panel or not but I would recommend a panel change.

I would also like to know if you have any hard wired smoke detectors in your basement right now.

My rough estimate is $4,500+HST for 23 white LED 4" round panels IC rated, approximately 22 wall receptacles,4 single pole switches, two 3-way switches and 60A sub panel. Wiring for fireplace and ESA permit included.

Hi Joan,

I would recommend a panel change because it is an older panel but a subpanel can also be added if that is what you prefer.

Approx. cost for me would be $4000-$4500 + HST. Certain items might not be required depending what is existing such as a 3way switch or smoke detector.

-Standard layout of receptacles as per code

-4 switches w/ dimmers

-2 3way switches (top & bottom of stairs)

-Smoke detector w/ strobe

-Relocate furnace switch (if not between stairs and furnace already)
