I'm looking for extra waterproofing measures from inside before contractors come to start reno.
I have a few hair line cracks on the basment wall and few big settling cracks on the basement ground. The house is from 1960s in Southshore of Montreal.
The basement was flooded when I purchased the house due to large wall cracks and as well as sweage backup. It had 4inch raised floor but all the wood was rotted due to contact with concrete and cracks. I hired professional company to fix all the major cracks from inside and outside to the footing. So the basement has been dry since 12month ago. We also re directed gutter and re-slope the ground with helped greatly.
We didnt go with gutting the outside as it wasnted recommended at the time and also given the hefty cost to replace deck, drive way, fence etc. We might have to if it comes to it later down the road. So far dry.
I'd like to add extra waterproofing on in the inside but there are so much products on the market which is hard to choose. There are also conflicting opinion on what to use.
I'm currently in the process of washing the wall and getting efflorescence and loose derbies off the wall. for the insulation we are planning to leave a bit of gap between stud and the wall for air flow.
Does anyone recommend liquid rubber, paint or Xypex etc?
What can I use for floor cracks and patches?
I'm a bit under the gun as contractors are coming over to start reno in 2 weeks. Thank you for your help.
For the walls it is good to leave them as is, in the event a localized repair fails you want the contractor to be able to find the source right away and not have to deal with a coating on the interior. A plastic vapour barrier sheet can be installed against the wall prior to the studs and insulation etc.
As for the reno as a whole, it would be good for the floor cracks and joints to be sealed with a semi-rigid polyurea or structural epoxy crack repair material.
Once the repairs are completed, you could also do a liquid epoxy moisture vapour barrier prior to other flooring or as part of a finished coating system.
Hi Kelvin, thank you for detail response and suggestions. Do you recommend any liquid epoxy brand? or online reseller would be great. I cant find anything at home depot. There are bunch of epoxy paint and garage epoxyShield kit from RustOlieum. Thanks Again.
