My girlfriend just bought this house and the toilet backed up the second time she flushed. I went into the crawl space and opened the clean out, the water was right to the top of pipe. I have done this before and used a snake to free up whatever was blocking flow. I have always had success, but this time, I get stuck 12 to 14 feet down. Can you help me with any suggestions please?

Are you on a septic tank, or city sewage? If on septic, the experience you are having is caused by the septic tank baking right up. Usually they are pumped out when a house changes hands.
If not on septic, it's possible there are roots from trees/plants down into the pipe, especially if it is the old type of pipe. You might be able to clear it with one of the aggressive dissolvers made for this purpose at the hardware store (Home Hardware carries a few)
It could be any number of things that could cause this. We would recommend that you have a professional come in with a camera snake to diagnose and take the proper course of action.
