I have an apartment which is built on top of 4 garages. The walls between the garages are made of concrete blocks are in poor shape, enough that part of one of them fell. I currently had the bricks removed from the front in the hopes of putting new ones. I had also stripped the apartment to the wooden frame because I had to support the main beam which was not completely supported. With all the work left to rebuild the apartment, put new bricks and having to support the apartment to redo the concrete block walls which act has a foundation, I am not sure what would be best. I think it might be less expensive to do the work on the old structure but the value of the house would be better by demolishing and rebuilding. And maybe building an additional apartment on top...

Hi Tonyt,

It is better to start with some basic questions,

How many floors you have on top of garage? I think you have one underground floor (garage) and there is one floor on top of that.

What is the structure of your building ? Is this wood structure on top of masonry/ brick wall ?

Depending on your answers to this questions I would say the capacity of the existing footing ( under the walls) can be evaluated and this will tell you how much more room you have to add load. This is the base point to start looking at your options to either demolishing the whole foundation and adding new floors/ footing or keeping the condition and build on top of that.
