I am looking to update my main floor and am considering refinishing the hardwood as opposed to replacing it, how long does the process take and what's the price range? I have ~676 sqft needing to be done.

Many things are involved in a hardwood refinish. remove/replace of baseboard (better result), repairs, sand top layer off as required, 1-3 coats stain or none, 2-3 coats of clear (I have found 3 the most satisfactory finish). Assuming there are no repairs some companies can do sanding portion in a day but it usually is more. 24 hrs./next day is recommended between all coats of stain and clear for a really professional job. Expect with all materials, set/clean-ups and labor for a price of $6-$8 sq/ft for a reputable job.

You are looking at abot $8.00 sq foot for a high quality refinish of the floors. The cost to remove and reinstall the baseboards, quarter rounds and trim will be on top of this. The specific amount of work is variable regarding that work.

I have a couple of sub-contracters I use for the floor refinishing.

@James, @John How does the cost compare to replacing with either laminate or vinyl?

Refinishing approximately 676 sqft of hardwood typically takes around 5 to 10 days. This includes sanding, staining (if desired), and applying multiple coats of finish.

The cost varies based on factors like the condition of the existing floors, the type of finish chosen, and any additional repairs needed. On average, you can expect a cost ranging from $3 to $10 per square foot for refinishing. This estimate includes labor, materials, and finishing.

laminate or vinyl is about half cost but the materials' may make it the same or more in the end and but not even close to the beauty of a hardwood floor IMO. Tearing out/disposal of a hardwood floor will not be more cost effective unless you just want something else. The current floor must be level and smooth to put new flooring on top otherwise you have to add min. 1/4" underlayment & same with a tear out. If adding on top of the existing you may have to cut down doors etc. with layers of flooring added. If you like real wood? I recommend you expense a refinish as you will not regret it, just get the right refinisher, a poor job can cost double to fix.
