We live in Toronto a semi and have a shared driveway and detached garage. We're thinking of putting an addition to the back of our home and are considering demolishing the current garage and having an attached garage to our home instead.
I'm wondering if is it possible to tear down my side of the shared garage so that it can be added to my house? The garage is built with the common wall right on the property line between us and our neighbour.
What are my options? Am I looking at building my neighbour a new garage?
For such inquiry you have to consult your city - Building Dept.
Yes, you should be able to tear down half of the garage. The costs incurred will be dependant on multiple factors, such as roof design, exterior finish, etc. I can't say for sure because we operate out of Alberta. However, I would think that the more pertinent concern is whether or not the city will allow your neighbour's garage to now encroach on your property line.
