I have a basement with a raised subfloor and a bathroom in the corner. The area is about 430sq ft for the living space and 120 sq ft for the bathroom area.
I want to gut the floors which are currently old hardwood in the living area and tile in the bathroom. There is a shower, sink and toilet as well as washer/dryer and hot water tank in the bathroom. All flooring and subflooring must be removed and then the concrete slab cleaned. Once all is removed, I want to lay down vapour barrier which is currently not there, plus insulation then a raised subfloor which is currently about 4 off the ground.
I need to do this all without tearing down existing walls exept for the walls separating the livingroom and bathroom which need to be rebuilt with a different configuration.
I also want to ensure that the bathroom is sealed with a waterproof membrane in case the shower, tub, washer or hot water tank ever leaks.
It's an almost 100% gut job except that the walls will remain.
How much should I expect to pay for this type of work and how long does this type of job take?
Depends on location and other things, but by the sounds of it your looking at 15,000 to 20,000 and 4-6weeks.
20000 to 30000 depending on what is found under the existing floor. Time 6 to 8 weeks. Hope this has been some help to you. Colin
