Besides egress window, what other building code regulations are there for basement bedroom (no kitchen)? Can 2 bedrooms be put on opposite ends of house, both with own bathroom? Can interior doors be used to separate? Do walls have to be insulated if already built? How sticky is the city approving these things if they were built before house bought?
Aside from egress windows the next most important thing is smoke alarms. Current Code requires one in each bedroom; prior Codes required one on each level in close proximity to bedrooms. Current Code requires minimum R-20 for basement walls; prior Codes required R-8 to minimum 2' below grade (below that could be uninsulated).
If it's existing probably not a problem unless it was non-permitted construction and didn't meet the Code of the day.
There are also electrical requirements for lighting and spacing of receptacles, arc-fault breakers, etc.
Bathrooms are not a problem - again as long as they are in compliance with all Codes (Building, Plumbing, Electrical). Of course bathrooms require an exhaust fan.
