Looking for a ball park figure on rewiring a 3000 sq ft home

Looking at purchasing a 150 year old double brick home with knob and tube wiring throughout most of the home. The walls will all be stripped down to studs and the new HVAC system will be installed. Trying to get an idea of the cost to require the entire house. Currently has 200 amp service and 2 meters. Taking it back to single family but keeping the 2 meters just in case we duplex it when kids grow up ..

Most electricians charge on average from $80/hr. 1 man or $150 2-men. I would allow at least 60 hrs + all materials. last house rewire I did ran $15,000 all inclusive but it was not stripped down.

It is pretty difficult to provide a number as most electrician do not use sq feet to cost out electrical. You also might find that if you get a proper demand calculation completed, a 200 amp service might not be large enough.

If you are a rural property, you have to include such things as sewer / septic pumps, well pumps, pressure pumps, etc. If you have all electric appliances, then that adds to the total load. Also future EV charging, hot tub, swimming pool, etc. This is all just for the service.

Interior, how many lights do you want? What are your appliances? One or two kitchens, undercabinet lighting, etc. The list keeps growing. Having it stripped back to the studs is definitely the best way, but the costs could be $15K as John suggested, but also could be closer to $50K. Too many variables with proper drawings and a finishing plan.
