I have an open foyer (cathederal?) and i would like to add a room here for more space for the kids, i'd like to see if it's cheaper than buying a new home. appox 15' x 17', no windows needed or electrical, just floor and one long wall and one short wall with duct work, very basic. I am not sure what the load bearing requirements would be. The banister would have to be removed/modified to a certain extent. Even a price per square foot so that i can compare and budget would be great.

I have leased a building in the north east end of barrie and need to change 400square foot of crappy office space into men and womans change rooms, one utility type room and one nice bathroom with shower. I need a couple of short walls put up doors hung, some walls taken down and exstended. and if there is still money left in the buget some benches built for the change rooms and a built in reception desk

I have a wall between my family room and kitchen which has a large open space (window) in it but I would like to make the hole wider and completly down to the floor. This wall is a non-bearing wall. Several of our neighbors with the exact same model of home has done this already. There would be 2 electical outlets which would require to be moved over a foot or so and our current return cold air vent is on this wall and I need this moved to the floor or over a couple of feet, whichever is easier. Finish drywall and necessary finishings.
We will be putting a railing between the 2 rooms once completed.
This needs to be done by April 27th beause we are having a porcelain tile floor replaced.

Many projects need to be done. We don't know what to start first, it depends on cost.
1.) garage walls/ceiling need to be insulated and drywall needs to come down to the floor - it is currently 2" from ground and mice have gotten into the house
2.) basement needs to be insulated, a wall needs to be built, and electrical outlets installed
3.) bathroom in basement; ceiling needs to be raised, possible bathtub removal and shower install, ventilation needs to be routed out of the laundry room and out the window or somewhere else
4.) dryer needs to be properly ventilated to the outside (mice coming in from there as well)
5.) crawl space maybe needs to be insulated
6.) flashing from sun room to house needs to be installed
7.) chimney needs repair
8.) large crack in foundation needs repair (2' long)
9.) build a laundry room where there is currently a closet
10.) build a powder room where there is currently a closet
Remove a load bearing wall and relocate return air duct. Wall is between kitchen eating area and family room and is between two doors. The width is approximately 7 feet wide. We want to close off one of the door openings (in the main hall area) and extend the second opening as much as possible to ducting and /or relocate of return air. Wall is supported with a post in the basement and basement is unfinished.
