This project is to frame, insulate, vapour barrier and drywall (to primer ready) 3 walls in our basement. These walls have a covering on them which is an integral part of a water drainage system. We also require five (5) electrical outlets and one (1) cable outlet to be installed. The room measures approx. 13 feet by 21 feet. One of the shorter walls has a window (sill required) and roughed-in plumbing for a wet bar. REVISION: We do NOT need a bar installed; however, the drywall will have to be cut to accommodate the drain pipe. END REVISION
A closet-type enclosure (no door) is to be built on the long wall to enclose the water meter, sump pump and drain clean-out. Access panels for the drainage system will also have to be installed on the two short walls. The fourth wall has wood panelling on it (not to be touched).
Online estimates only. Looking for someone to complete the framing and drywall for an unfinished basement. In total, the basement is 30 ft x 35 ft with the stairs & furnace/water heater in the middle. The home is 12 years old and the basement walls are insulated to approximately 2 feet from the cement floor. We will be creating one large room (~30 ft by 10-12 ft) with closets at one end (~4ft by 12 ft). There will also be an additional room approx. 10 ft by 17ft with a closet (approx 3 ft x 3 ft). There will be a door coming into that room and a door for the closet. There will also be a bathroom (already roughed in) measuring (8' x 10'). We are also looking to build a storage room (10' x 4'). We also want to open up the wall beside the stairs going into the basement. We need to build a small sink area for a wet bar and would like to move a floor drain near the furnace if possible.

25 year old home recently puchased; has a partially finished basement (90% framed, insulated and vapour sealed; electrical wiring for receptacles in place; badly installed drywall and paneling). Looking for a reputable contractor to a) determine what degree of this construction can be used (not sure if it's up to code) and b) finish the job before the fall. One non-load bearing wall needs to be moved; some plumbing pipes still need to framed. Would like contactor to quote removal of old plywall and drywall separately.
We intend to split the space into a home theatre (speaker wires to be laid, along with dimming potlights, carpet) and a games area (hardwood). The strairs and railing need to be finished. Drop ceiling throughout the area. Hang a door between games area and storage area (homeowner has a door). Install an insulated door between the cold cellar and games room. Some miminmal plumbing may be required. Electrical wiring needs to be checked, and new wiring added.
We are looking for a general contractor who will be able to handle all aspects fo the job, from permits to subcontracting electric etc. References, insurance, etc all required. A site inspection can be arranged.

I live in a 8 year old townhouse in burlington and noticed quite few new long cracks in basement on a brick wall and solid floor....this is very concerning to me and need to find out what I need to do and why I m getting thses cracks and how can these be fixed. In addition, I would like to get the basement finished by getting the electrical switches done and get the dry walls installed.
Hi, I have a typical style townhouse in burlington. Its about 8 years old. I am looking to slowly finish my basement and for time being, I would like to get the electric switches done along with insallation & dry wall only. I would like to know the approximate price range I should be looking at and who is able to assist? I am serious but at the same time don't want to waist everyone's time by having them drive out here to give me a quote. To get things started if you can just give me a guestimate as I would like to slowly finish the basement based on my budget. Much appreciated and please feel free to ask any question you may have which might help you understand the project better.
Thanks!
All walls are done. I just want bascially the celing up and mabey some small work done to the stairs to finish the basement off. I will buy the materials and whatever is needed. The stairs comeing down need finishing off and depeding on the price the baseboards for the whole basement and two doors put in. Thanks shawn.
I have a project to add a bedroom and a bathroom in a previously finished basement. The total square footage is approximately 250 (25 x 10). This was previously a finished space. I have done the demo and have taken it as far as I planned to. I have a window company coming into cut an egress window to replace the window you see in image1. I have a fireplace company coming to install a fireplace where you see the drywall removed in image7. They will also relocate the AC unit outside the new egress window. Work I'm looking for you to do.
- Install a bathroom. You see image4 and image62 I have located and dug the pipe to the main waste line. This is where the shower (costco 60x32), toilet and 48 inch vanity will go. The bathroom is approximately 10x7. Tile floor and shower and backsplash
- The bedroom will be at the other end (image1 and image3).It will be approximately 10 X 18.
- The ceiling is partially sound proof but would like some more
- Electrical should be fairly easy as the old lines can be used
- Install a pre-bought in floor heating cable in the bathroom
- Install a exhaust fan in the bathroom, vented to a new outside vent.
- Install approximately 600 square feet of 2x2 insulated floor tiles (already purchased)
- Install approximately 500 square feet of higher quality laminate
- Recarpet the stairs. Image8
I'd like to move this forward fairly soon. I'm home this week so if you're interested you could come take a look. I'd like to have all quotes by Wednesday July 6th. From there I can make a decision. Thanks for your interest. PS, I live in Burlington.
Hello,
I am moving to Brantford this summer and buying a new home with unfinished basement. I want to finish the basement with one room and one 3 pcs bathroom. Can you please give me a quote for these two houses?: I am contemplating which one to buy and my decision will be impacted by the amount of money I need to keep to finish the basement. (I am planning to rent the finished basement out to). Also, can you tell me how long does it take to finish such basement?
Thank you very much.
Margaret
We are looking to have our partially finished basement re-done and made in a to a clean and warm play area for our kids.
The space is 325 sq ft. (25 x 13 x 7), and currently is just strapping and paneling with drop ceiling. Looking to have current paneling and carpet removed, get the space framed, insulated, drywalled, taped and finished to paint ready, new ceiling, updated electrical (pot lights, outlets, etc)., dry-core subfloor and carpet. Also looking to replace two windows in the basement.
We are moving from Calgary to Burlington, and we are on a tight timeline to have our basement refinished. The work needs to be completed in 4-6 weeks in order for us to be ready for our return move.
Here are some details of the project, we can accomodate subcontracting various pieces of the project, for example, framing, drywalling, electrical, flooring etc, and I can also do some of the finishing work and the flooring.
Main Features for the rec room
128 linear feet of framing (quotes for both wood & steel)
6 door ways
Framing duct work for dry wall - remainder of the ceiling will be suspended or a drop ceiling
Dry wall estimated; 40 4X8' sheets
Halogen pot lights throughout, light fixtures in all rooms, 3 zones in rec room. Outlets spread out throughout the basement approx every 8 feet.
Fireplace on right hand wall + entertainment centre
Tiled 3-piece bathroom
Thank you,
I have a drawing of the basement but was unable to attach it to this form. Please email your address & I'll send it tto you separately.
Thanks,
Joe
This is a new home (1 year old) with an already fully insulated basement. There is an existing 3 piece rough-in which we would like to be functional with a stand-up shower, sink and toilet as well as a bathroom fan. We would like 2 closet spaces within the basement and remaining space to be open concept. Furnace room would need to be partitioned. We would need approximately 10-12 pot lights and would like underpad and berber carpeting in the basement with tile in the bathroom area.
Please provide 2 estimates: one for framing, plumbing and electrical work only and the other for the complete project.
I have a 40 foot I beam that runs the length of my house. It sits on foundation walls at each end and there are 3 posts that support the bean evenly spaced at 10 foot intervals. I want to finish one end of the basement so I want one of the posts removed that is closest to one of the foundation walls that the I bean sits on. To do this the existing beam will need to be reinforced or it will need to be twinned. The may even be an option to triple the beam. I do not want to loose any head space so reinforcing the existing beam from the bottom is not really an option.
We have purchased a town home with an unfinished basement, approximately 700 sq. ft(we think). We are looking to finish the entire space but our main need is a bedroom for our 13 year old son, a three piece bathroom, a closet for storage, and the furnace/hot water tank area closed off. We are looking for a simple but quality built nicely finished space. The picture I have attached is the only picture we have right now(we move in December 5th, renovations to occur in the new year). There is a window which is behind the photographers position here as well as a bit more space. The plumbing stack is located to the right of the picture, which is not shown. Some of the HVAC will also need shifting as it comes down pretty low.
(pictured is the current homeowners possessions)
We are looking at putting in a walk-up from our basement. The basement has large windows that would be perfect to converting one of them into a door. Our elevation in the back of the house is pretty low so it would probably only require 4-6 steps.
Looking at getting this project completed in the next 4 weeks.
