Hello, I have purchased a bungalow style house in London Ontario.
I would like to completely renovate it and turn into a 8 Bedroom, 8 Bathroom student rental house.
My idea is to create 4 bedrooms on the main floor and 4 bedrooms in the basement and a 3-piece ensuite for each bedroom.
I think a 20 foot addition to the front of the house would be able to accommodate what I am trying to achieve.
Renovations are the interior layout and the addition, plumbing and electrical.

Change entrance to bathroom and use existing storage space to augment size of bathroom and add shower stall and new bathroom fittings and create new bathroom stroage.
In the bedroom change location of actic access and redo drywall and paint and install a new double window and builld custom storage/walkincloset. Change bedroom floor to hardwood.
Bedroom area is about 300 square feet, Bathroom area could expand from 50 square feet to 120 square feet.
One story, 58 year old house, about 1,000 square feet. House is generally in good condition, just the issues below we want to take care of now that we've had it a year. Would like to get this done soon.
1. PRIORITY Main floor bathtub is cracked and needs replacing. Had been patched badly with melted plastic by old owners, and we finally got the plastic off and found the crack underneath. Need old bathtub removed, check underneath for water damage (unfinished basement, should be easy to examine), and new bathtub purchased and installed.
2. Split an existing breaker into two breakers (new panel with spaces available), ground all outlets (unfinished basement, fairly easy access), fix GFi in bathroom (doesn't work, no idea why), replace existing outlets in kitchen and back of house with GFIs. If reasonable price and convenient, add an outlet to front of house. Install dedicated outlet in basement for fireplace above it (currently plugged into furnace). Check why lights dim when AC or furnace kick in and fix.
3. Check attic for bathroom venting. We don't know if the fan is vented into the attic or into another vent that goes outside. If vented into attic, install vent to outside.
4. Unfinished basement leaks during heavy rain and ground saturation, we'd like that sealed up.
Hi, just moved to London and need the following done on my newly purchased 30-year old bungalow:
• Enlarging one of the basement windows for safety (perhaps 2 windows depending on the cost) / (outside wall is siding, not brick)
• Changing the basement bedroom closets (currently 2) into one 4’ deep “walk-in” style closet
• Opening the wall between 2 adjoining main floor rooms (door style to be discussed)
• Changing a window into a patio door in one of the main floor bedrooms (outside wall is siding, not brick)
• Potential future addition of a sun room at the back of the house

Remove a 7"3 " wall - no structural beam will be required. It is not a load bearing wall it only requires enough strength to support the weight of the ceiling frame and plaster ceiling. We need framing into the cavity to match the dining room ceiling.
A little tile work to match the existing floor. Two electrical outlets will need to be moved to another wall.

I'd like to install a full size front-loading stackable washer and dryer in my kitchen (beside the sink). The piping underneath the sink is copper. The electrical outlet will also need some modification. I'd also like the indoor lint trap and new kitchen faucet I've purchased installed.
I'm shopping around for quotes at the moment. The most recent quote I got from a local company was was $250.00-300.00 I'm willing to pay up to $600.00 as I'd really like this job to get done as soon as possible. If you could give me a quote and time frame for this small job that'd be great.

I am looking to widen my living room door to fit my couch in. There is a light switch near where the door would be widened so electrical might have to be moved a little. There used to be a door on the doorway so it is a regular sized doorway in a basement. The door is 78 inches high and I want it to be widened by 11 inches on the right side only. The house is a fairly new house and I am currently living there now it is in a finished basement, a basement apartment.
