We are in the middle of a renovation and need to get our staircase redone in preparation for hardwood. We live in a raised bungalow, so there are two sets of staircases. One with 7 steps open on one side, and the other with 4 steps boxed in. (Pictures attached)
We are unsure if we can keep the current stair treads and risers and refinish them....or if we have to cap the stairs...or if we have to totally replace all of them. This is definitely something that would have to be assessed in person. We have attached pictures of the stairs to give an idea of its current state. We have ripped out all the flooring, spindles/posts and handrails.
We would like to have stained treads with painted white risers. The spindles would be simple square pickets either in metal or painted wood. The posts would be square either painted wood or stained wood. The stain would have to match the hardwood that has been purchased: Preverco komodo. We have the hardwood on site.
We would like to have someone come meet us on site so that we can assess what can be done and to provide a quote.

We are in search of a company to provide MATERIAL & LABOUR for all trim work for our new two-story home, including the following:

- two paneled feature walls (one in living room and one in master bedroom)
Recently opened up my Master Bedroom closet and now would like to put in some custom shelving to finish the project off.
Closet dimensions are 109.5 inches wide by 96 inches tall by ~25 inches deep.

The house is almost 15 years old. Size of House approx. 1500 sq. ft. The primary purpose of this project is to do some changes before the Owner moves into the house. Location of House is Central Mississauga.
ELECTRICAL SCOPE:
1.Install Central Vacuum System in Garage and at outlets in all three levels of house. Ducting exists. ( Labor only)
2. Replace existing regular receptacle with a GFCI receptacle - one in Kitchen and one in laundry room. (Labor and Material)
3. Remove existing kitchen hood and install a new correct size Stainless Steel Range Hood*. ( Labor only)
4. Install a new Lighting Chandelier over Dining Table area.( Labor only)
PLUMBING SCOPE:
1. Replace THREE Toilets in the bathrooms with new ones*. ( Labor only). [Proper disposal is required to avoid any municipality penalties]

PAINTING WORK:
1. Main Floor ( Living/Dining/Hallway/Kitchen) Painting only. ( Labor & Material). [Painting will be done in an empty house. No labor required for relocation/protecting of furniture except appliances. Prior to starting work, the contractor shall check color and product to assure conformity to specified color and finish. The contractor is responsible for material damaged by paint and should cover material such as brick, concrete, roofing, cabinets and floors to avoid any potential damage.]
2. Would like to know painting cost upper floor three bedrooms and hallway . [ This will be optional and will be considered based on additional cost required to do this task]. BASEMENT PAINTING IS NOT REQUIRED.
GENERAL CARPENTRY/INSTALLATION WORK:
1. Remove and install TWO Wall Mount Vanity Mirrors in upper floor bathrooms*. ( Labor only)
2. Install a white color square ( 12€ X 12€) floor level one-way Vent outside the Utility room in the basement. ( Labor & Material)
3. Install handrail in the basement staircase.( Labor & Material)

General Requirements for the Contractor:
a. Contractor will determine the method, details, and means of completing the Project after initial Site visit of the house.
b.Contractor to accompany the Owner to either HomeDepot or RONA store for 2-3 hours during purchasing of the items marked (*) above, couple of days prior to the work start date.
c. SCHEDULE OF WORK: Maximum two Working days ( July 25 & July 26, 2013)
d. All quotes must be submitted in Canadian Dollars with a 30 days validity prior to acceptance of bid.
e. Prior to acceptance of Bid Offer, Contractor must provide a detailed, written contract (including scope of work) for all jobs with proof of minimum of $2 million liability insurance and valid WSIB Certificate.
f. Contractor, at its own expense, will supply all tools, instrumentalities and all building and installation materials for the Project, including without limitation paint, sheetrock, tape, mud, framing materials, insulation, patching materials, decking boards and cleaning supplies.
g. This SOW will become effective on the date first signed, and will continue in effect until all the Project has been completed and paid for, or until this SOW is terminated by means set forth in the Agreement.

It is 36 inches by 32 inches and has a stain/finish that would need to be replicated/matched. I have 6 sets of stairs (37 steps in total) --- 40 years old. 5 are currently carpeted and one is varnished. I am looking for budget estimates to have them refinished. They are solid pine. The tread is currently 8.5" and rise is 7". I would consider different options to make sure they are safe to ascend and descend. For, runner installation or deeper tread.
