We are looking to renovate the stairs connection our main floor and second floor, and redo the flooring on the second level hallway. This includes removal of carpet in all areas, stairs, risers, iron spindles, posts, handrails, baseboards, finishing etc.
There are 9 regular steps, 3 special ones (90c turn) and 1 first step is open on both sides. Each regular tread is ~41in wide and ~10in deep. Hallway is roughly 85 sq ft.
Looking to build a 10x10 treehouse for my kids. Structure would occupy a 80% and be raised approx 5 feet off the ground in our backyard. There is a single tree incorporated in the design. It's understood the cost will vary depending on the nature of the build and supporting details (windows, doors, climbing walls etc.).

My windows and doors have been replaced by my condominium corporation; trim will be installed, however it will require finishing. There are 3 bedroom windows, a larger living room window, a patio door, a front door and a window above the front door (ladder access) totaling approximately 170 linear feet. Would it be possible to roughly estimate the cost for this type of a job? I am willing to prime the (wood) trim prior to its installation if that is helpful.

- Old bannister is a 35 years old iron bannister between the main floor and top floor
- Stair area is approx. 142 " long or 13 steps
- Bannister is only on one side
- Small wall repair may be required where old bannister is attached to the wall (two spots 2 '')
- Bannister spindles do not rest on stairs but on wooded trim (6.5" wide) and on top floor , in addition to the two wall supports previously mentioned
We are looking to replaced with something that is economical and simple in terms of style (square or basic spindle type). We are looking for a reasonable, reliable and bannister experienced handy person to complete the job.

Need references of work completed within last 3 months.
