We are interested in adding a family room addition to the back of our two storey home as well as changing the location of the washroom and redoing the kitchen (with solid wood cabinets and quartz counter tops)..
Here are the plans that we have had done by an architect.
What type of budget would we be looking at for this project.

We have a bungalow built in early 70's with the garage occupying one end of the house. The front of the house faces north and the back of the house faces south. The house is 42' x 26' and the garage is 101/2' x 26'. There is one gabled roof covering both garage and house along the entire length. The garage portion was done after the house was originally built with a car port which was later converted to a garage. I am planning on demolishing the garage and clearing the site in order to rebuild this end of the house ( a little wider by 2') so that the back end will be living space (dining room) approx. 12' x 12' and the rest of the area towards the front of the house will be the garage which will now extend 5' past the front wall of the house, for a total garage area of 12' x 19'. The new living space and garage will be covered by a cross gabled roof. The existing house ceiling is 8'.
There is a chimney about 5' from the front of the house inside the existing garage.
The soil area is clay.
The new living space basement (12' x 12' ) will match the existing basement 8' ceilings.
The new living space floor will be the same level as the existing house floor.
The new living space will have a sliding 5' patio door at the back of the house and a door connectng to the new garage at the front.
The existing end wall of the house will open at the back of the house as much as possible (up to 12' max.) to connect to the new living space at the back of the house.
The existing house siding is stucco.
The existing basement will connect to the new basement thru a door.
The new living space will require a ceiling light with a wall switch and 2 outlets.
The new basement will require 2 outlets.There is plenty of capacity and room for new breakers at the electrical panel.
The new basement will have one window at the back of the house.
Please provide an estimate to get me to a covered state . i.e. shell with sheathing and roof and wrapping.
I hope I can get a cost breakdown for the following :
Digging the foundation.
Pouring footings and walls.
Framing and Roofing .

I am putting an offer on the house in the above link. I would like to add a washroom to the main level either toilet, sink or toilet, sink and shower depending on price.
I am thinking a few options could be possible, but am open to ideas. Options could be:
- extension of the right side of the house (with door off of dinning room or living room), bathroom could have exposed brick. Just one level very small extension.
- Convert entrance closet,
- take space from kitchen, where breakfast nook currently resides.
Ball park estimates and ideas are greatly appreciated!
The addition will be approx 18 by 18 for basement level and main levels with a top level to be approx. 10 by 12.
Basement level will have outside entrance (half window) from garden/patio and stairs to main level. Basement to have three peice bath (we have a clawfoot tub). Basment level to have plumbing for a garden sink and windows overlooking patio/garden. Basement will have coat closet/cupboards storage. The floor will be concrete with infloor water heating with tiled surface. Walls to be drywall painted. Basement addition will also require an entrance to main house basement which will require going through a 28 inch stone wall. Basement level to have stone facade to match exisitng basement look.
Drainage to be installed around new structure and soil covered basement wall to be moisture protected.
Main level will have a two piece lavatory, cupboards for storage (this room will be off the existing kitchen so the cupboards will be for pantry storage). Main level will be used as a family / eating area and will have a gas fireplace (gas available) and have a french door to a deck..also to be built with railing/steps. Main level will also have another bank of cupboards with a barsink, undercounter beverage fridge and upper shelving for glassware. Main floor will have hardwood to match existing house...recently done. Top level (10 by 12) will be a sitting room off of an existing bedroom with hardwood floors and have a french door on to a deck above the main level and require railings of arts and crafts style. The deck on the top level will be on two sides of the top level room. The roof line will extend over the deck on the east and south sides. The entire structure will be matched to the exterior of the existing house and have a pitched roof coming off of existing hip roof line. Windows for the entire structure will be built by a company in southern Ontario who specialize in matching the existing windows of the home. Main level will have a brick facade to match the existing house. Reclaimed bricks from existing house can be used.
If possible, the addition would be attached to the existing garage (sharing the back wall of the garage with an entrance from the garage to the lower level. The garage would also require an upgrade (raised about 1 foot to 1 and half feet and a foundation put underneath. A new garage door would need to be installed. If possible, the garage should be widened about two feet and a new roof with trusses and shingles put on. Garage will need new door put on and exisitng two windows will be reused. The garage will need a poured floor and will be elevated slightly above that of the lane way behind. The garage will also need to be wired for lighting; outlets for power tools and exterior lighting by garage door and walkin entrance. The garage should have several interior and at least one exterior outlet.
The project would require removal of old porch; removal of soil from back of house (house is on a hill, so the removal of soil will provide for walkin to basement level. We already have a portion of the soil removed and french doors into the basement.); retrofitting existing cooktop exhaust system with external blower to outside of new addition; stone facade on lower level to match existing house; stuccoing of upper level and removing and restuccoing of exisitng house. All stucco is to match and to be an old world look (not California stucco). Upper level is also to include 'tudor' planking into the stucco design. New structure to have infloor hotwater heating (house currently has radiator heating) in all floors (basement, main and upper levels). Electrical will need to be upgraded to 200 amp (we intend to put in a hot tub).
Our goal is to maintain the exisitng look of the house and to try and fuse the new addition seamlessly to the exisitng house, including the garage redo.
There is lane way access.
Bunglow is located in Ottawa, built in 60s. Previous renovation not known. the house is in the established neighborhood. Lot size is quite big. I guess 60x100 ft. Existing space is less than our requirement. Additional room with 1 or 1.5 bath is required to be constructed. Please evaluate and provide me with the estimates.
We have a two storey home and three small children. Currently, our second floor has only two bedrooms (not enough for my husband and I to have enough sleep!). We would like to add dormers to the second floor to accomodate a shared bathroom and third bedroom.
The drawings I've attached show a dormer added to the back side of the existing master bedroom. However, we would like quotes for doing the renovations without the dormer in the master AND without removing the existing ensuite to see what the cost savings and difference in timeline would be.

Renovation to an existing 2 storey detached house. Structural work will include:
- Two storey addition at the east end of the existing house, ca. 700 sq.ft (in total, for both floors)
- Expanded front entrance mud room.
- 2nd floor exterior walls of the addition are offset from location of the ground floor walls below. Transfer framing will be required within the second floor structure to support the roof loading from the walls.
