GAF WeatherBlocker starter shingles. New baked enamel finish metal drip edge. Two new roof vents: Maximum 302 at lower roof and Maximum 303 at upper roof. New 26 ga. Metal valley. Neoprene flange. Install capping shingles between houses (adjacent property). Replace one plywood.
Last winter we had major ice dams on both of our roofs (we have upper and lower roofs - see photo). In the spring, we had significant leaking through the ceiling and down one of the exterior walls. Since then, we have had a new vent installed, but I wonder if that will be sufficient to address the problem.
I have been considering various options to address this, including installing large vents on the exterior walls of the attic to get airflow in, but I could really use some expert advice and, once a solution is chosen, some expertise for the actual work.
So I am looking for an expert in attic ventilation needs to assess whether we have sufficient insulation and ventilation from the soffits out the vents, and to recommend and implement any needed upgrades.
I have also noted that the vents fom our bathrooms vent into the attic, rather than outside, which I'm guessing is no good.
I should add that we have two attics, and access to both of them is through a trap door in a closet. Current insualtion is fibreglass.
