The supporting wood work for the current roof is sagging and I believe needs to be rebuilt on this 100 year old semi. The brick wall between the two units needs to be completed as the attic spaces of the two units are open at the top of the wall, not supporting the roof and probably responsible for the sagging.
The roof is about 1000 sq. ft. (but not easy to tell because the roof is very vertical). It has many missing shingles and the roof was last placed about 25 years ago. There is also a circular tower that needs a new roof. It is a three-story building and we only want quotes from people who have done these types of houses before; normally found in Parkdale and older parts of Toronto.
Dear contractor,
We have an old garage that is 9m x 3m and the shingles on half the garage need to be replaced along with the facia. The roof is in good condition (does not need replacing). Can you please provide an estimate?
Thanks,
Anna and Mitch
P.S. possible 2nd job, replacing shingles on small house extension
Need a new roof ASAP on a small town house slopped roof. Property is 12feet wide, front triangle has a 10ft base, back slope has a 14 foot base. Looking for someone who does excellent work, with good materials, without a lot of overheard. Especially with the edges. There is a leak creeping in that I would like to see ended ASAP.
I have 2 picture windows (installed by previous owner in 1999) that are leaking a small amount of water onto the window sill that lifts the paint. This moisture also lifts the paint below the windoe sill. The leakage occurs in the same site (where the 2 side windows meet the larger center window) on both windows. These 2 windows are at the front of my house and face east. The damage is worse on the mainfloor than on the 2nd floor sill. My roof and flashing is approx 9-10 years old. I have my windows and eavetroughs cleaned annual in April. The person who does this has not reported any damage to my eaves or roof. I never see any water pooling or dripping ...it just causes the window sill ( approx 2" x 2") wood to feel damp and then the paint lifts. There is no water damage to the window casing around the window ,not is there lifting paint above the window, so I do not feel the water is dripping down from the roof to the second floor and then down to the main floor. I would like to meet with perspective contractors to view the problem and give me an estimate. Thank you.

We have an old deck on top of our front porch that needs to be removed and replaced with a roof. The current deck, sheeting and membrane are in poor condition. There is also a door to the deck that has to be reframed and replaced with a window. Budget is of major concern, as is quality.
Also please note: We have other small improvements we are doing over the next few weeks. Retiling the bathroom, installing hardwood floors (about 250 sq ft), interlocking the front walkway, laying slate in the back yard, painting (entire main floor) and carpeting. Not a major renovation just a lot of small odd jobs. We may do a full kitchen renovation in the fall.
The house involved is probably around 20 years old. It has been converted into a health clinic. The wooden ramp at the side is in need of repair/reconstruction. Railing is slightly loose, planks are coming up. Length is approximately 40 feet and width of 4 feet.
Secondary project is a leak in the roof/ceiling when it rains.

The top triangular shaped area on the front of our 2 1/2 story house is currently covered in cedar shingles. Approx. area is 14 ft. wide (bottom of triangle) X 12 ft. high. The cedar shingles are stained and warped and in need of replacing.
We want to remove the cedar shakes and replace them with something that looks similar but is not cedar and is longer lasting. We've seen scalloped shaped shingles that seem to be made from some kind of composite type material. We're also open to suggestions.
I can send photos.
The original flat roof of a 1960's house in North York needs to be replaced by the owner. The roof is currently in very poor shape with visible damage including penetration into the interior. The job will involve replacing the roof and re-building any parts of the roof as required. The approximate dimensions are 50ft x 40ft. Please see attached photos of the roof for details.
We have a flat roof (old style tar/gravel) garage attached to the house and would like to convert the flat roof to a pitched roof. The estimated size of the current roof is 30 feet by 13 feet. We need all work done (remove the existing flat roof, frame the new pitched roof, and finish with shingles etc.).
I need estimates as to what will it cost.
semi-detached house built in the 1930's, solid construction, no evidence of
sagging. There are two layers of asphalt shingles and one layer of cedar shakes on parts of the roof. These need to be removed. Need standard ashphalt shingles on the sloping part of the roof, about 200 - 300 square feet in size. The roof has a flat central part, about 300 square feet in size which will need new covering.
Will need to add at least one more roof vent.
This is a high priority for us and must be done this spring or summer.

I want to re-roof a flat roof, about 15 x 30 feet. The roof is already rubberized with no gravel underneath. There is also a small sloped roof that needs re-shingling. There are already 2 layers of shingles so they will have to be removed. I need about 25 ft of soffit and fascia replaced. Soffit and fascia are maybe 25 years old. I also have about 10 bricks that are crumbling and in need of replacement. The bricks are non-standard old-style. I prefer real bricks instead of concrete to fill the hole. The house is about 60 years old.
Timing is urgent since I want to take advantage of the home renovation tax credit.
The house is a semi-detached between 50 -100 years old. The roof on the house needs to be re-done. The roof on the garage in the lane also needs to be re-done.
The top eaves through at the front of the house needs to be re-fastened.
We would also like to have a new fence built on the backyard and have our front porch re-done. We would like a general contractor that could do one of more of our projects. The roof is the priority project.
My house is 25 by 37ft and I like to replace the shingles, the old shingles has to go, and I also need 3 new metal vents to be installed, I live in Toronto. I'm interested of those companies or individuals who are only in roofing businesses, t thank you for understanding
And I would like to know how much does it cost me for installing new shingles.
Thanks
Hello,
We seem to have a little trouble with our roof. We hear unfrequent water drops inside our wall.
It is an inside wall, and we have no water or heating pipes there, which makes me believe we might have a hole in the roof. I'm looking for some help with inspecting the roof, if something found irregular, I'd like some pictures so I can see what is going on and if necessary schedule a fixing.
It is a bungalow detached home in the area eglinton west/ allen road.
What would be the quote for an inspection?
Thank you,
Mia.
