We need to renovate a single detached bungalow converting into a single detached with a legal accessory apartment. Apt size is approx 850 sq ft. I'm the owner. Permits are in place.

- Fire rate furnace room and put 20 min fire rated door with self-closure and frame in the middle of 2 separate doors
- Doorway in Stairwell: Framing, Roxul insulation & 5/8 Type X drywall on both sides of studs for 2 unit separation
- Rubber vinyl plank flooring
- Basement Kitchen: Install range hood fan in basement kitchen & vent exterior
- Make good Sewer damage & drywall repairs (interior paint not included) – doors, window trims, kitchen countertop, flooring, bathroom vanity, toilet, etc
I'm looking to get some estimates quickly on a project. We are looking to finish our basement. Summers are always busy so it's very important that the job is completed on time. The Start date for this project is the begining of April 2010. It is a 900 square ft. basement in a 2 year old detached home in Whitby,ON. The laundry is downstairs so that would need to be sectioned off framed and tile floors. I'm not looking to have the top of the line materials and all the bells and whistles. I would like to have a 3 pcs. bathroom completed, (It's already roughed in) A small guest room, office, exercise area, and the rest of the area open. The floor in the bathroom must be tiled, but the rest of the basement carpeted. I want to use potlights for the most part. If this is a project that you may not be able to complete as a contractor complete let me know your estimates for the portion you can complete. I am looking to have the job completed by the beginning of May. You must be experienced and respectful to us and our home.

Our home is almost 100 years old. It does have an unfinished basement with a concrete floor that is crumbling and moisture is coming up through the concrete. We need a new concrete floor, new stairs from the kitchen to the basement and a laundry room built. We are not planning on finishing our basement - it is too low (about 6-6 and a half feet) now but we want to use it for clean storage and laundry. Most importantly we have an underrated jack that needs to be replaced. Basement is approximately 700 sq. feet. We have previously had a sump pump installed with interior drain system.
Supply & fix drywall partition consisting of one layer of type X on each side and 2" x 4" spruce lumber and R12 mineral fiber insulation, qty = 230 sq ft including stucco (ready for paint).
Supply & fix painting consist of 1 coat of primer and 2 coats of paint qty = 230 sqft

• 10 feet by 29 feet
• 12feet 4 inches by 12 feet 3 inches
Scope of Project:
1. Remove and dispose of existing dropped ceiling and fluorescent lighting
2. Remove and re-install pool table lights
3. Remove and dispose of existing 2 piece particle-board wall units
4. Install contractor-provided dry wall on ceiling
5. Install owner-provided pot lights and dimmer switches
6. Design, Build and Install cabinet door cover for breaker panel
7. Design, Build and Install storage cabinets (with some open shelving) at one end of L (10 foot width)
8. Design, Build and Install storage cabinets (some open shelving?) at other end of L (8 foot width to leave access to breaker panel)
9. Contractor to supply any primer paint that is needed
10. Paint ceiling with owner-provided paint
11. Repair any dings/holes in walls (they are in pretty good shape)
12. Paint walls with owner-provided paint (going from a dark blue to a lighter grey)
13. Install contractor provided and owner-approved railing on basement stairs
14. Install pot-lights in stair well
15. Recommend and install solution to hide water meter
16. Build small wine rack under the stairs (triangle shape, could hold approx. 20 bottles)
We have lookout basement, actually its almost as good as walkout basement because builder originally thought back yard ground level will be high so never offered walkout option but by the time grading is done its as good as walkout basement without walkout door. So I am looking to have an walkout door and may need a drain (or may be not) as I think we may need 1 or 2 steps to make it right.
