- strip wallpaper (kitchen, 2 bedrooms)
- paint all walls, ceilings, doors, trim throughout (kitchen, living room, hallway, bathroom, 2 bedrooms)
- install new hardware on all doors
- repair ceiling (kitchen, living room, master bedroom)
- open closet door in guest bedroom & eliminate door in master bedroom (closet exists)
- complete inside trim on door to backyard deck (master bedroom)
- remove carpet and install laminate or vinyl flooring (living room, 2 bedrooms)
- replace backsplash and countertop
- repair all windows to make them function (most are painted shut)
- install door for separate entry into upstairs unit

Note: footprint already exists however there is a need to adjust/build some walls to define spaces - about 50% of the walls/ceilings are already exposed to the studs/joists
- repair staircase to basement landing
- install door to shared laundry room from landing and door for separate entry into basement unit
- create entry closet for basement unit
- renovate bathroom & install bath/shower, toilet, vanity, faucets(footprint and plumbing already exists)
- address a couple low portions of the duct in the bathroom and kitchen area which are affecting headroom
- renovate and expand kitchen area & install cupboards, counter, sink, faucet, stove, fridge (small footprint and plumbing exists)
- create bedroom closet
- add insulation where needed (about 50% is already insulated)
- drywall entire basement, install doors, trim
- paint all walls, ceilings, doors, trim throughout (landing, living room, kitchen, bathroom, bedroom, closets)
- install laminate or vinyl flooring or tiles (living room, bedroom, kitchen, bathroom, landing)

- supply of waste bin & waste removal

1895 century home in Brooklin, the square footage is around 2500-3000, not really sure - the previous owners dont know.
We are going to bring the home up to standards of 2013, with new electric work (adding new sockets and panel) (knob and tube at the moment), plumbing update, update HVAC (remove the current oil tank). (natural gas, AC/ tankless water tank)
Renovating - the kitchen and 2 1/2 bathrooms - one bathroom on main floor and 2 upstairs (one of them will be holding the washing machine and dryer - moving from downstairs)
The home will need to be insulated (we are looking into the spray foam) and then dry wall.
The attic at the moment is a open room that needs alot of work - insulation, dry wall, floors, and windows.
Basically, it is a complete reno of the home
Preferred materials - keep as much as we can from the home now, we would like to be able to pick the design features for the house, not the drywall, etc.
Drywall repair (wall along floor). Re-attach or replace wallpaper, re-attach porcelain tile baseboard, minor plumbing pipe relocation behind toilet, attach flat screen televisions to pre-attached mounts (5), replace pot light, install three new pot lights in drywall ceiling, replace damaged t-bar ceiling (5'x5'). Add electrical switch in between breaker panel and commercial vacum/suction to turn off and on commerical vacum/suction, replace counter mounted soap dispenser and faucet. Remove and replace faulty hot water line shut-off valve in washroom sink unit and install (client to supply) new tap cartridge. Supply and install four (4) push plates (one on each side of the two swinging doors). Scraping, Taping, compounding, sanding and painting of affected seam above receptionists desk area (water damage opened up a drywall seam)
My husband and I are buying a house with an existing basement walk-out which was not done to "code"--the contractors didn't dig down deep enough, put a floating concrete pad at the base, didn't include tie-backs in the small retaining wall, no hand railing, etc. We are looking to get quotes on the cost of re-doing the walk-out so it is done properly and won't cause any problems in the near future.
We are looking to replace our kitchen completely with more modern style. One wall needs to come down to open up the kitchen and dining room. Ideally we would like to have wood floor in the kitchen and through out the living room and dining room but open to recommendation for kitchen if wood flooring isn't the best choice.

I need to have to some trim work done around the windows (interior-around Shutters) Shutters are plastic not wood and it appears that the last person who did some painting got paint on at least one that I know of. My mother currently resides in the home and I live in Scottsdale, AZ with my husband - my mother will be living with us shortly hence the Sale of the home. The agent that we are using asked one of his "guys" to do some of the work but looking at the pictures its not good and I am not listing until the trim is done properly.

Only 2 rooms need to be done as these rooms were repainted recently
I only want an eggshell white/gloss on the trim around windows and floor/carpet.

I have a water bubble that has appeared under the bulkhead in my kitchen with some small bubbles appearing on the bulkhead.
I had a similar issue in a different part of the bulkhead a few years ago that had to do something with a gap between something outside of the house (can't remember).
Assuming I will need to have the source found and repaired outside, and the bulkhead opened and insulation removed/replaced and the bulkhead sealed back up.
