This is a 1911 Arts & Crafts Heritage Designated house. Small rooms. The kitchen is only 11 ft x 13 ft and has 3 doors off that! I have floor plans incl. idea of removing wall at hallway and 5 ft. between kitchen and dining area to open up the room's feel. Most rooms have original dark wood wainscotting with plaster and lathe walls; kitchen P&L. Original pantry leads off kitchen. Window starts 33" from floor. Ceilings 9' 7". Lots of problems and few options. I can do anything I want to the interior but want to respect the heritage but lighten it up and bring it at least into the 20th C, although 21st C would be nice. Can't change outside at all ie. , no new windows etc.Location: Victoria | Budget: $20,000 - $50,000
I'd like to create an "L" shape counter top. We had a dishwasher put in and we now have an extra cupboard (that matches our existing ones) that I am hoping could be used as the base to help create the shape. Securing it to the floor with an additional counter top/space. The existing countertop is some type of marble material which we do not want to replace. Our hopes are that we can maybe put some type of butcher block (stained to match existing countertop). The L would extend out towards the right and we would lose the cupboard space at the end of the counter as it currently stands, however, we would gain it back with the extra cupboard that gets installed (facing inwards). Alternatively, we could face the cupboards of the "lost" cabinet towards the stairs and actually gain more cupboard space. We are unable to make it longer as there is a staircase and there would be no space.Location: Victoria | Budget: $500 - $1,000
Edit: Hi all. As I mention below, I'm not looking for a quote here (I don't give near enough information). I'm looking for stories of somewhat related projects and their costs. I'm only interested in gathering a range of potential costs, so I can determine whether this project is going to be done this Summer, or next. Sorry, but I won't be replying for requests for calls or more information. I'd be glad to hear what you've done that you're proud of and what it cost. Thanks! Looking to remove the wall separating our kitchen from living room in our new home. House is 20y old, wall may or may not be load bearing, has no cabinetry or plumbing in the wall. Ideally we'd like to make a big island with some cabinets in it, and room for some stools opposite. We'd be looking at quality over cost, maybe with nice exposed wood beams if it needs to support load, maybe wooden countertops, etc. Not a lot to go on, but I'm mostly looking for the range of costs, including whether it's load bearing or not, so we can think about the timeframe for the reno. I'd like to get it done soon, before we settle in too much, but if the costs will be high, we may have to wait a bit. So, are we looking at around 5k? 10k? 20k??
