This is a review for Safebuilt Enterprises Ltd., who performed a full renovation on our home including an extension and a second storey master bedroom/bath addition. We were given the owner’s name Frank Martins by our architect/engineer as we were looking for a contractor.
He provided a quote that required a substantial initial down payment, which worked out to over thirty per cent (30+%) of the total quoted price, which he advised was non-negotiable. He also at that meeting mentioned that he would not work with us if we hired a project manager to oversee his work.
One other thing to look out for is that he will refer to his quoted price as your budget, which he will use to omit items. As an example, we were supposed to get a custom front door, but he advised that his electrical contractors went over the budgeted amount and as a result we were no longer able to get that door to protect "our" budget, when in fact it was only protecting his bottom line. We ended up buying a door ourselves as his offer was to paint our old metal door for $500.
The most important thing you should know is that near the end of the project but still nowhere near move in condition, he called a meeting where he advised us that he “would not lose money on this job” and told us that he was not going to honour certain conditions in our contract anymore.
At that meeting, we were advised that he was no longer going to do the landscaping, the driveway and the concrete parking pad. We know we could have sued him for breach of contract, but as he was becoming more temperamental when dealing with him, we felt he would walk off the job and we did not have the resources to just hire another contractor.
We did meet with him later and once we pointed out all the areas he was supposed to be responsible for that we ended up paying $12K+ out of pocket on, he agreed to finish the landscaping, install a gate (that I have since had to brace) and replace the concrete walkway he tore up replacing it with interlock brick as opposed to the ¾ white gravel he had initially planned for. We still however do not have a new driveway or concrete parking pad, which will cost us anywhere from $4-$6K to complete.
I have also included some pictures, so you can get an idea how rough some of the finishes are. We have been in our house for about a year now and with some of the things that are happening, I am worried what shape this house will be in five to ten years from now. So, if you choose to go with him, we recommend you keep his feet held to the fire and do a better job than we did managing our project.
Finally, he apparently offers a two-year warranty but it’s pretty much up to his interpretation whether it’s covered or not. So, I guess the big question is would we still have used him knowing then what we know now? Probably not as it was not all bad, but once he breached the contract and put us in such a crappy position we were more or less just counting down the days till we never had to deal with him again.
