Adding an Addition

We live in a 1950's ranch, with a walk out basement. We are looking at adding an extra bedroom off the back of the house and also extend the basement, but are unsure if this is possible. There is an above grade window in our basement now and we would like to keep as much natural light as possible down there.

I have attached a couple of pictures - hoping someone can let me know if an addition is possible and approximate cost for this scope of work.

Hello,

If you are extending the basement along with the addition of an upper level bedroom the window can be moved to the extended wall giving you the same amount of light or even more if you make the window larger. You need to check your zoning by-laws to make sure you will be complying with the building set backs (rear and side).

Cost will depend on the level of finishing which could range between $ 100 per square foot up to $ 150 per square foot.

Robert is correct in that if you include a basement extension as well, you can relocate the window. Much of what you can do will depend upon your local bylaws and zoning, in particular lot coverage. You can use a crawl space foundation but will loose light to the basement window.

Glenn
