Cost for home addition

Considering 50 year old Detach bungalow.

1 How much it will cost to extend main floor as well as basement around 600 sq/ft in backyard?

2. How much it cost to add room above garage around 22' x 24' ?

3. How much it cost to add one more floor over detach bungalow? Around 1900 Sq/ft.

I know information is not vague, but can someone provide some ballpark estimates?

Hi Sam,

Additions/renovations are always more expensive than building new. I would budget minimum $250 per square foot. So your basement extension at 600 times $250 plus HST etc. If you are also renovating the existing part of your basement add another $100 per square foot to that plus HST. Do this for each floor being renovated or added. Then add soft costs. Then add 15% contingency. That will give you a ballpark. Finally your decisions about type of construction methods & finishing materials will have a big influence on the cost.

Thanks Peter, How about adding floor on top of ground floor? 1900 Sq/fts.

You need to check with your municipal development office and get "a development permit". You cannot build anything without permission!! Permits will also cost about $500-$1,000 and must be accompanied by plans (another cost). Then if it is granted you can build anything you want. It all comes down to time and money.

On average expect from $150-$250/sqft.min. for an addition. Whether you do it or not depends on how valuable your property is now and in the future. Dropping $300,000 on a remodel might not make sense as just buying a new house etc
