Hi, I lived in a semi detached house Toronto. I am planning to finish the basement.

I have a blanket insulation installed by the builder already. See attached pictures, one showing the blanket insulation, near the shared wall with my neighbor and label on the blanket. Question is what to do before framing?

1. Remove everything and start from concrete. Add 1" ridgid foam then frame 1/2" away foam. Insulate btw studs then vapor barrier.

2. Remove everything and start from concrete. Add mosture barrier like Tyvek house wrap then frame 1/2" away from house wrap. Insulate btw studs then vapor barrier.

3. Cut/remove the poly plastic, frame in front of the pink existing blanket insulation 6" away from wall. Insulate btw studs then vapor barrier.

I know this question has been asked and answered many times. But it's always a mixed of answers. I know ultimately I have to pick which way to go myself.

I like to hear what's your options and are all above good options? I am thinking about #2 as it seems it's in the middle? Thanks a lot in advance.

Remove everything. Glue r-10 foam insulation sheets to foundation. Fill areas up atvedges of floor joists. Tape every seam with tuc-tape. This is now partially insulation as well ass your vapor barrier.

Then leave 1/2" space and frame the walls. Then add r20 in the three outside walls.

Thanks for the reply.

I am planning to use 2" GPS foam board that has a thin laminate film on both sides https://www.homedepot.ca/product/durospan-gps-r10-insulation-96x48x2-13/1001211235

What's product to use to glue this to wall and this doesn't have shiplap so do I still use tuct tape to seal board to board as it has thin film on them. Thanks.

Frost walls do not need pre-insulation on concrete as you will add it in between the joist. Demo then frame. Keep wood or steel studs at least 1/2" from concrete, insulate walls as well as joist pockets and then vapor barrier on warm side. Roxul insulation will give you are far better r-rating then using styro-foam. By code you do not need to insulate a shared common wall as its a warm space on other side but might as well since you are at it.
