We will be converting the upstairs from carpet to hardwood - about 800 sqft. We'd like to take the opportunity to replace the banister and do the stairs. This job will include nosing along the loft, and working on a circular staircase open on one end.

We'd also like to move a wall in one of the bed rooms - close off a door and open a 3 foot space on the other side, and we'd be interested in seeing if the kitchen island can be moved- this would require so flooring and might be impacted by a down venting stove top. The house is an old holitzner show home and if we meet a contractor we really trust and does good work for a fair price then there will be more work in the future.

How much should we be budgeting for the flooring, the banister, and the odd jobs?
