Roughly 40 grand depending on the cost of lumber at the time. It is fluctuating so much right now it could 42ish.

Really all depends on your finishes. id say around 40-45k with average finishes. lumber prices are really affecting overall job costs right now also. your best bet would be to sit down with a contractor and price it out!

Hey Robin. We work in Ottawa so cost comparison is close.cost to finish without plumbing and electrical would run about $ 60 a square foot, your cost to run plumbing and electrical can vary quite a bit, permits will run about $300-500 and if you are on a septic system you may need to improve systems capacity.

Your looking around $30-40 thousand depending on finishing.

Highly unlikely you will get a secondary suite for $40k....there are specific compliance requirements you have not listed as passing: egress windows, second heating system, on site parking(street not allowed), total fireproofing of mechanical room is code...expect more in the $48-62K range unless you have the listed in place then less depending on yuor materials choices.
