Garage addition with a room on top

We'd like to get a range of what it would cost to do an addition as follows.
Existing house: A typical hi-ranch bungalow.
Addition: A 16x24 garage with a room on top (the 24' is the length of the house). Of course, inside access to the addition living space and garage!
Notes: No frills - just functionality. Extend existing forced air heating/cooling to addition. No plumbing in addition. Room above garage with two windows, then just framed, drywalled, and floored. Garage walls and ceiling insulated.

Just a ball park figure would be somewhere between 60-90 k. There are many variances.
