Hi

I am planning to develop a legal basement in detached house of approx 2400 sqft.

The gap with the adjacent houses is 8 feet.

Will basement walk out be allowed at the side of the house.

What shall be the cost of basement walk out and bed room egress window enlargement.

What shall be the ballpark figure for 2 bedroom medium quality development ( Drawings and Permit & walk out construction cost excluded)

Base your calculations on $150.00 per sqft

And that will give you a ball park figure to actual costs!

Hi,8'between House is not enough ,meaning 4' is your property and if walkout is erected there wouldn't be enough space for fire root.

I have never seen a basement walkout on the side of a house with such narrow dimensions. You would be onto your neighbors property to get the footings and foundation walls in and if the rules are same as here you are not permitted to drain water from your site onto the neighbors property - you would need to maintain a swale to carry the water front and back to the street and alley. Probably your municipality would not permit this idea.

Hi,

Sorry to say the space between your homes is not wide enough at all for the walkout and stair.

You are going to have to build it at the back of the property nesr thst side. You will then have the room neccessary to form and pour the footings, as well as the pad. And you will have room for the drain and any other lines.

You are looking at about 170.00 per sq' for proper work. That of course does not include the door or its install.

Hii Hemant,

the cost for the Egress window will depend on a set of parameters,

including : do you need to dig and install a well with connection to weeping tile, do you need to reinforce inside, wiring in the window space, and some more tetails,

in average you looking into amount between $2200 to $3500
