Can you tell me the average cost to re shingle a typical 1 and 1/2 storey home? I am also looking at getting new eaves trough as well.
I am in the process of getting quotes/estimates and being a "single mom" don't want to get ripped off so just want a rough idea what where the estimates should be coming in around.
Thank you
Around $3 to $4 per square feet including gutter but it will depend on the roof shape and complexity.
Thanks
Patrick
Depending on what condition the structure under the shingles is in, under 9000 dollars is reasonable.
Eaves troughs depend on the type, one piece continuous, down spouts, rain barrels.
Roofing is one of those things that you will get a very wide range of prices.
No offense to the good roofers out there, but you really need to check out any roofing contractor very carefully. There are a lot of bad companies out there that you need to avoid. Check with the BBB, they get a lot of complaints about roofing. References help but take them with a grain of salt. Call there insurance company. How long have they been in buisness, etc.
Cost should not be your determining factor. Quality costs, but the company behind it is the most important. You can't be to carefull.
Roofing cost vary from location to location, the closer you are to large urban areas i.e. Toronto, Vancouver, Ottawa, etc. the higher those cost will be.
Typically speaking the cost should be $200-$300 per square (100 sq/ft), here's an easy way of finding the areas, if your home has 1200 sq/ft of living space on the foot print of the foundation and the roof slope is one you could feel safe walking atop to clean troughs multiply 1200 sq/ft x 1.05 =1260 + 12% waste= 1411 sq/ft approximately 15 squares x $250.00 = $3,750.00.
Keep in mind that this is only approximate without any flashing work, debris removal, etc. and a roof surface the homeowner could do themselves over a weekend with good weather.
I hope we've been helpful and good luck.
You should expect to pay $ 1500-$2500 for a complete new gutter for a 3000 square feet mid 70's house.
If you add some leaf guard, Alurex or NS185 Ranger Heavy Hanger systems with cleanout filter boxes on all your gutters and downpipes, add another $ 1000 or so.
Hope that helps.
