Property has been cleared of trees that would have been in way of easy access. Electrical upgrade from 100 to 200 amp. Variance for building has been optained. Looking for a contractor to produce our dream.
We're looking at purchasing a home that is a 3 bedroom with a very large master (27 ft ,4 in x 15 ft) but need it converted to 4 bedrooms. Because of the size of the master we thought it could be separated into 2 rooms e.g. master would be 16 ft x 15 ft with the new room being 12 ft x 10 ft. (I've given 5 ft) for the hallway that would be needed.
Attached are pictures of the master bedroom as well as the builders plan for the second level. I was thinking the solid wall separating the 2 rooms can go exactly where the engineer placed the width spacial measurement of the room.
We really want this home but need to be able to make a 4th room however, we want the 4th room to seem like it was part of the original build and not a band-aid solution.
Can you please A. Tell me if this can be done and B. Give me a rough estimate (min/max). We would take possession mid-august and would need this done immediately afterwards

I have an existing 15 x 20 attached brick garage that I need converting into a 4 season man cave. The structure is sound but basic, white washed inside.
Needs: 2x4 studs all round, insulation, drywall, paint. Additional electrical outlets including 1 x 240v outlet, baseboard heaters (I have 2 x 6ft). Side door replacing (possible new front door, double)
We have purchased a new home and there are some in home repairs to bedroom closet doors, sliding doors to be replaced with pull open type.
We are looking to move into a home in Ancaster and want quotes as to renovation cost before making a firm offer. The actual job would commence in April.
Downstairs: Install small kitchen, a 4 piece bathroom, a family mudroom & put up a separation wall.
Upstairs: Turn child's walk in closet into a laundry room, close off child's ensuite access & turn it into a closet.
The home is approx 15 years old. The square footage of the basement is approx 3000 sq ft.
We want a designer look but not at designer prices.
We currently have a washer dryer in the basement but I would like to move it to the second floor. My thought is that we would put it in the closet of our guest bedroom. I assume the closet isn't big enough so it would probably need extended to fit it.
I will be buying a new washer/dryer when we do this project.
I may also consider redoing the upstairs bathroom at the same time depending on cost. To start, I'd like an idea of the cost of moving laundry first and we'll go from there.
I also have a few little things that need fixed around the house I'd like to do at same time (a bathroom lock that's broken, a screen that is ripped in sliding door).

I am in a new plaza just being built across the road from Walmart.
When I recieve the keys I have to have a crew go in and build it to look like the other like a Sharkeys Salon.. which means electrical, mechanical, plumbing, drywall, drop ceiling and tile. We have to do the job in 3 weeks. Projected timeframe right now is starting Oct. 15th and our grand opening being November 15th. Next week the landlord is letting us in to do the plumbing pipes before the pour the concrete floor.
