The list of projects include. 1) Outdoor deck 12x24' with covered shingled roof. 2) Simple carport replaced where old one used to be. 3) Renovate main room on main floor (all walls and ceilings will be down and only studs remaining before reno). A beam will need to be added for support of upper floors (1-1/2 story house) 4) New floors (wood on main floor and carpet on stairs and upper floors) 5) New entrance added to home (mudroom style). 6) Complete basement renovation.

Hi I have a small old house (form the 40's) in Kitchener that needs some updating. I would like to remove the plaster walls and replace them with dry wall. Knock down some walls to open up the space. I need to replace old wiring. I would also like to add a small addition to the back of the house. Also possible enclosing the porch in the front.
I am wanting to open up main floor with new Kitchener and expanding living area entire depth of the house which means removing walls and then moving an office and bedroom to current living space. I would then like to put in 3 sets of French doors (2 are replacing sliding doors and one completely new). Looking to create nice line of sight to the backyard/pool area.
I have a couple basement projects. One is around the bathroom. Its been took all apart. Only the plumbing for the shower, sink and tub are pretty much left. I have already purchased a sink and toilet. The shower either needs to be constructed or purchased. The hall beside the bathroom needs to be removed, it looks like an easy demo, just he sub floor and a bit of drywall needs to come out. The end of the hall will be connected to the bathroom and the rest will easily be part of the laundry room beside. The bathroom door will go into the bedroom next door to be the ensuite and a door (possibly french door or a regular one) to the bedroom needs to be made. This job involves plumbing, drywall and some electrical. This is a hard job to ddescribe but once it is looked at you will better understand what it all involves.
Our other job is the basement rec room ceiling. The house was built in 79 and has plaster x's on the ceiling, or i should say all over. We don't care whether the drywall on the ceiling comes down and gets replaced or if the x's are scraped off and the ceiling is made to look nice.
I would like quotes on these like they are 2 projects. I am looking for a decent job done but affordable as well.

I need the repair quote for the wooden section of a column base that sits on a brick/concrete pillar.
Particulars:
This house circa is 1921, and the porch roof supports are of that time frame. At one point it seems the middle one was removed except for the brick pillar which is in still in great shape. When looking at the house, the right support outer edge that was exposed to the elements needs replacing. There had been black carpenter ants at some point that damaged this area too. The brick pillar with concrete top is in good condition not requiring repair. The Wooden support is approximately 54.25" from brick/concrete pillar to roof. The roof runs the front of the house and is of wood/siding construction. The wood pillar base extends out 2.5" from base of pillar measuring approx 17" and 4" high with the remaining column being 50.25"; starts at 12" at base of constructed column with top being 8". Also need to have a middle support constructed on top of the brick/concrete pillar. Can discuss options for centre support.
We live in a gorgeous and (a tich over-the-top) unique 3700 sq ft bungalow in Kitchener (Homer Watson & 401). What began as a 'Love It or List It' project we'll call "LET'S UPDATE OUR HOME!" (I really can hear you laughing) has now morphed into an undertaking that demands the expertise of a professional.
We do have two things under professional control. One, is the kitchen cabinet refinishing (just the painting, no cabinetry work) and Two, is the entire house being painted from top to bottom. These two projects are settled.
The specific skills we require are cabinetry and millwork; carpentry; caulking; drywall; flooring repair - (tumbled travertine, stone, grout, hardwood); Flooring restoration/repair, also finishing; Flooring – new carpet laid in loft.
#1 Kitchen
Disassemble existing ornate 9 x 4 kitchen Island. It has four abutments carrying it. Design/Build a narrower rectangular island (with existing pieces as can ie: dishwasher). New sink. New quartz (? ) countertop, etcetera. Also: Heavy ornate Kitchen Casing (like a box) over the kitchen window sink and the stove - has to be removed and cabinets supported. New Stainless Steel Fan. Tear out and re-tile backsplash. Remove ornate decor from cabinets (like floor to ceiling half columns on cabinet) and smooth finish. Everything ready for cabinet painting/refinishing.
#2 Double Ceiling Wall 30 feet wide to vaulted ceiling. (There’s a floor to ceiling brick fireplace) Current wood panelling to be replaced with drywall and ready for painting. Install new yet to be purchased wood beam in place of existing mantel. Remove wood plate rail on brick fireplace.
3. Flooring. Gorgeous floors need some expert repairs. Tumbled travertine in kitchen. Stunning morrocan style tiles in foyer – you will need to see this and advise. In dining room – two Corinthian columns have been removed, leaving two holes in the hardwood. We have the matching hardwood. In our family room we have ‘hand scraped’ cherry hardwood floors. Really bright but in different tones, so has the potential if you would BLEACH IT FOR ME. It can be done so that it’s in blonde tones. Oh my.
4. Caulking. So much caulking work in this whole house, actually. (5 bathrooms.)
5. Wood window sill repair/replacement? Bay window wood repair. SO MANY THINGS.
6. We need new carpet in loft.
There’s probably more. Of course, there’s more. (SIGH. Drywall patching.)

We bought this house last October and while pricing out a new roof we noticed an issue with the gable end wall on the extension. The extension was completed in the 90s and was not framed correctly, as a result the wall is leaning outward. We're looking for quotes and recommendations to put a beam in to the existing wall or to replace the wall with proper framing.
I have a roof leak where the ridge of my garage roof intersects with the vertical of the exterior wall. It appears that the flashing at the peak of the roof/wall intersection was not installed properly (about a 1/4" gap is left at the top) and the builder just filled the hole with caulking. In a driving rain the water leaks into the garage and along a rafter to a point over our front door. There is some mold at the front door as a result.
The work will likely require:
- minor roofing
- flashing
- drywall and wood replacement
- mold abatement.
I also have another roof leak at a pipe vent in our attic (easier fix) with some additional drywall repair in a closet.
