We are looking to do some work on the addition that was built onto our house prior to us purchasing it. It needs a new roof and soffits on the outside. On the inside, we would like to renovate the 4 piece bathroom that is currently there and ideally make it a bit bigger. We were originally planning on the bathroom renovation and have purchased many of the supplies (tiles, vanity, tub) ourselves. The bathroom is approx 80 sqft currently, thinking of making it 100 sqft. There is also a den/office/mudroom space, approx 200 sqft. We would like the walls and crawlspace underneath to be insulated as it gets cold in the winter and our pipes have frozen!
Comprehensive unit renovations: New bathroom, new flooring (LVP/carpet), new bedroom doors and sliding closet doors, paint, trim, etc. for two bedroom units.
Common area refurbishments: paint, laundry room, entrance, concrete stoops, concrete balcony restoration, etc.
Looking at the possibility of adding a bedroom and bathroom (if there is space) to the attic in my Kitchener home... It is a semi, so a roof modification would be necessary to create enough headroom on the outside side of the home. Would install a spiral staircase for reaching the new level. I at least want to learn that it is possible, then work out some more details.
We are needing someone to provide us with a free quote and a floorplan for our attic. Currently it has stairs but I do not think they are to code. It is completely unfinished. Want to turn it into a master bedroom with a either half or 3 piece (shower only) bath. We are wanting to do this reno in several months but would like to understand a complete budget so we know costs upfront. It would also need electrical, drywall and flooring. We have someone who is does drywall and a pro plumber already.
open attic with slanted room and 2 sections off the main section, stairs would have to be changed as they now go up to a sloped area and you have to bend to get up and come down, the usual drywall and ceiling installing vents where necessary and electrical outlets, floor would have to be done properly sealing off where it joins roof etc.Must know if it is possible and what is a cold spot on a house. This would not be for a little while.
Basement of new home , needing rec room approx. 17 ft. by 20 ft., bedroom approx 10 ft. by 12 ft., and bathroom. All electrical wiring is completed.
Decks (upper deck 15 by 12 approx.) with stairs leading to lower deck(30 by 12 approx.).
We are looking for free no obligation on line quotes, possibly leading to contractor enetering site for more accurate estimate.
There is an existing "not a bedroom" in the house we have purchased, we would like to enlarge the window to make it a legal bedroom.
The exterior chimney stack and some wiring may cause complications for the cut. Home is 1950s age with sump pump.
I may be able to dig the exterior hole to provided dimensions as you require. Please quote for optional excavation foundation cut, window and window well installation.
Thanks,
-Jeremy
We have a home that is 20 years old. We had partially finished the basement many years ago (drywall, partitions, primer) and are planning to complete the project now. We have decided to open up the space where it had been divided, to create a recreation room with an area for fitness equipment and install a bathroom where roughed-in.
We are looking at decisions for lighting, entertainment units, sound systems and flooring/trim as well as feasibility for the removal/partial removal of existing partitions. Doors/french doors/closet doors would also require installation as well as pot lights.
This is a project that we would like to complete before the holidays and are looking for quotes from contractors as well as suggestions.
For basement reno, we have 90% of the steel studs up already - need that completed and then we require the electrical, drywall and flooring to be done as well as a 2 pc bathroom installed. I do not know the sq footage. For the minor repairs, we have a leak in our skylight located in the main bathroom that needs repairing as well as re-drywalling the ceiling due to water damage. Finally, we are having new flooring installed and will require someone to remove and then replace the toilets and appliances.
Living room - 22' 8" X 12' 7" and height is 7'5-1/2"- owner - inlaw suite - Remove existing ceiling and sound proof ceiling, new pot lights for lighting installed, run rogers cable in ceiling and capping some unwanted water lines. Install a suspended ceiling. Walls to be drywalled. and insulated if needed. Baseboards installed. All receptacles and switches replaced. Floors to be insulated for water and heat and include a sub floor. Lay flooring.
Kitchen - 19' 1" X 12' 4" and height is 7'5-1/2"- Kitchen already exists but needs to be renovated with an island and a wall that needs to come down. Not a low bearing wall and no electrical. Was a kitchen and a door to separate a pantry. Redo the walls, ceiling and floors the same as the livingroom floors.
All construction waste must be disposed of by the contractor.
We are planning to build a bathroom in our basement. It would include a toilet, sink/vanity & shower stall. The area we want to put it is directly underneath the main floor two piece bathroom.
We require someone who is experienced in this type of renovation to provide an estimate for this project.
Once we narrow down our list of contractors to 2 or 3, we will require references from previous customers who are willing to let us view completed work. We look forward to hearing from you.
Have a 3 bedroom,1200 square feet condo. Want to change it to a 2 bedroom which will need a supporting beam. Bathroom will need to be expanded, take bath out and install stand up shower, move toilet to another area of bathroom to make access to a 2 sink vanity and make access to bathroom as an ensuite.
The room is 10 x10. It is located in a home that was built in 1918. All the interior walls which are lathe and plaster need to be removed and insulation and dry wall put up. The floor is nice hardwood but needs to be sanded and refinished. New baseboards and molding are required. The closet is very small and needs to be remodelled to make it more space efficient, as well as redundant pipes removed. The house is heated by boiler so the radiator needs to be worked around.
Half underground single bedroom condo 6.5 years old 755 sq. ft.
Moisture barrier installed and new concrete laid in my bedroom along western wall approximately 15ft.. Now I need restoration of my bedroom wall/corners including new studs (to be glued to the concrete - nails may damage moisture barrier), insulation, drywall, paint, underpad/carpet and baseboard.
Looking to get estimates to send to my property manager for approval and then get started on restoration ASAP.
Here's what the work generally looks like:
Anchoring plywood to concrete wall to cover 14'x14' wall area (per throwing lane)
Each lane has two targets made of two layers of 2"x8"s, making total target 4'x6'.
These are drilled to the plywood
A two lane facility will generally have three fences (one on each end and one dividing the two lanes.)
The fence runs out perpendicular from the target wall 14' and will go as high as the ceiling if we're in a unit that has a ceiling around 14' to 16' high. If the ceiling is like 20' we'll likely have to frame in the fence (link wire) across the top as it won't be able to be tied to the ceiling.
I'm looking for someone to build fences and mount OSB to concrete walls. I would also like a couple bar style tables to be build along the sides of the outer fences for viewing into the axe throwing lanes.
I will provide drawings upon contact via Email.
Please address to Melanie.
I have a space that needs division. I need someone who can build a few interior walls - perhaps a closet and closet doors and install two single french glass doors on those walls , hang the drywall, tape and paint the walls and trim it out to finish. This is not a large job by no means. The linear footage of the walls would be approximately 20 feet. I need this job done during the first week of september - starting september 2 and finished within ten days from that. If anyone would like to estimate me on this project and or come out to see the space and what is involved please call me.
P.S. the ceiling is a drop ceiling but is also a high ceiling approximately 10 feet plus high. the home is in downtown kitchener.
We are propective owners of a century home over 100 years old. It is a total of 1127sq. ft.
We need to have the basement excavated (867sq, ft) to be 8ft high. It is currently 5.5 ft tall.
- It is all concrete and stone which has damage to the walls
- floor drains, waste pipe to be replaced
- concrete floor leveled
- foundation reinforced & supported
- finished to a drywall state
Second floor: (500-600sq. ft)
- roof & sheathing to be replaced
- elevation/ceiling height raised - currently 5.5ft tall raised to 9ft
- rough in for new bathroom
- new insulation/ drywall, vapor barrier & vinyl siding
- new electrical & recessed lighting (approx. 8)
- installation of new sub floor & wide plant laminate flooring
- elongated window rough in & new double paned windows
We own an old 1.5 storey (vinyl siding) home with a steep angle roof (built in 1938). The house is approx. 1000 square feet with two bedrooms on the upper level. The basement is finished. We would like to change the angle of the roof off the back of the house to make the upper level larger. Three bedrooms on the upper level would be ideal. We would also like to raise the height of the ceilings as both bedrooms have slanted ceilings. We would also like to add an addition off the back of the house that would become the master bedroom with an ensuite bathroom. The space off the back of the house is currently our back deck. We have a two car garage that is separate from the house. We may also want a mud room that would connect the new extension to the house to the garage area.
Please let me know the approx cost of these changes to our home.
Thank you.

3) Fence that would give some pvt along the one side of the house with the retaining wall there, and chain link in the front that is no higher then 4 feet. Yard is a corner lot so have a stop signin corner of yard and a fire hydrant off center in the very front of the front yard.
4) Chimney Stack looks like it needs repaired on the top 5-10 layers or caped off.
