Took possession December 5, 2011 of home built in 1948
February had waste pipes replaced and sump installed (laminate flooring was removed)
Had trench left from plumbers filled with concrete
Tile flooring removed due to no match found
Relocated washer and dryer to a better spot ..
but then learned of Kitec plumbing and issues that exist with this, Kitec was installed in 2005 or 2006
exposed pipes to see extent of problem, found new Pex piping (installed in renovations in 2011 prior to my purchase) in walls connected to Kitec with hose clamps
When removing drywall on ceiling during tracing of pipes found that pot lights were not installed properly
Later discovered (via camera above ceiling drywall) electrical wire running through heating duct
No insulation in basement headers
Insulation not present in exterior basement walls
Discovered joists in basement bathroom ceiling were cut out to install exhaust hose for ceiling fan .... main floor bathroom with soaker tub is directly above
Electrical panel maybe should be larger?
House was renovated to sell in 2011
I need to have written estimates of each section of repair complete with written indication of what was done wrong
I need advice on what is best solutions to this problem and whether there might be more hidden probelms.
I need to repair this house properly so that when I sell in the future there is full disclosure on what repairs I did and that they were done right.
This is a small war time house in a heritgage district approximately 1000 sq ft.
House is 15 years old. Basement configuration has a bedroom with closet, rec room w. sliding door, and bathroom. It is fully carpeted along with the stairway going to the basement with the exception of vinyl in the bathroom. Square footage approx 600(that is my best guess).
I am looking to remove the bedroom wall and create one large rec room. I would like to keep the existing closet and add folding doors for access into it. I am considering adding a small wet bar and am considering a section of the room carpeted for a sitting area. I would also like to discuss either a gas fireplace or heated flooring.
I have a lighting contact but may need to redo the ceiling depending on the feasibility of using the current lighting placement.
Other possibilities may lead to external changes ... raised deck needs fixing and I am considering a hottub.

At the rear of the house Dig 6 feet and remove the soil. This is a new house with no fences and grading has not been finished by the builder yet. Cut the door opening in foundation and install the door.

We are looking to replace our stairs going upstairs. There is currently a set of stairs attached to a wall that divides the main floor of the house to the downstairs. There is a small landing a couple of steps up then another small landing before the last step to the upstairs. This is what we would like:
1. Remove the current stairs and the half wall they are connected to. This wall is not a supporting wall and although there is an electrical socket it does not travel through that wall, it just goes up from the floor to the socket. We would like to open it up.
2. Replace the stairs with a more open staircase that has a banister and spindles. (we would also need a post for the small part that juts out at the bottom on the other side.
3. Put in a railing in the now open space that leads to the downstairs with the same type of banister used on the stairs.
4. Continue that banister down the stairs to connect the spaces (but keeping the down stair case the way it is).
We are thinking Oak as a material as it would best match our Ash floors in our living room and cabinetry in the kitchen. We would like a hardwood finish on the stairs to match as well. We like a very traditional style with square corner posts all wood. Please let me know if there is any other information I could provide to help clarify what we are looking for or information you might need (like measurements).
I am in the process of removing a fireplace from a bungalow. The fireplace divides the living room from the dining room. The ceilings in both rooms are vaulted, and the beam from each one goes into the back and the front of the fireplace. The beams do not connect to each other, are supported by the fireplace, and are probably 18-24 inches apart.
I am looking for some advice on supporting the beams/roof once the fireplace has been removed. I am also interested in options for the other end of the dining room beam as it sits on a wall that I would like to remove. I have ambitious plans about opening up this area, and want to make sure I make the right choices.
The building is a four storey structure, with a full basement located on 144, 146 and 150 King Street West, Kitchener.
The building needs several joist and joint reinforcement/repair, along with several interior improvements. Other work includes concrete restoration, repairing sheathing, and reinforcing steel.
Attached is a full report on the work that has to be done.
We would like to tile our basement (approx. 500sqft). We already have the tiles, but not the grout or mortar.
We would also like to remove an interior wall. We are unsure whether or not it is structural (I suspect it's structural). We would at least need someone to take a look and let us know if it is. If it's structural, we will need a professional to remove it properly for us, or if that's more expensive than expected, we may consider just putting a window in it to open it up.
This is a housing cooperative. The unit in question is a small 3-bedroom townhouse that has some surface mould. It needs some drywall replaced, new insulation in those areas, new kitchen and bathroom cabinetry. It will need to be painted and any other minor repairs completed as well.
The Coop is in process of having major capital work done, so some items in the unit will be repaired later by other already-chosen contractors.

We recently bought a townhouse and are looking to do some renovations in it before we move in late August (we have possession Aug 1). Thus, we are looking for a contractor for a few things we need done, and currently I’m looking for quotes for this work.
Definitely need done:
Remove carpets in basement rec room and dispose of old carpet (12' 0" X 15' 0" room, and there is a walkout door in the basement to outside for convenience)
Remove popcorn ceiling in rec room (12' 0" X 15' 0")
Remove old bathroom cabinets/sinks (x2) and dispose (there’s a dumpster in the survey, though I’m not sure if there are special disposal restrictions on cabinets/sinks/carpet/etc...)
Install new bathroom cabinets with faucets/sinks in washrooms (x2, we will build them before you arrive, they’re Ikea cabinets with sinks and faucets bought as well, though not yet put together)
Remove old and install new kitchen faucet
Clear out area for dishwasher. Currently there are kitchen cabinets where we want the dishwasher. I want this area to be cleared before we get a plumber to come in to set up the piping needed for a dishwasher install. I can get the dimensions of the dishwasher (standard sizing), and would like the final install to look as clean as possible, which I assume has more to do with how the cabinets are cleared out and setup for the dishwasher install, than the dishwasher installation team’s scope of work.
Maybe need done: (not sure the complexity of this, maybe we can do this ourselves. I’d like a quote anyways if possible)

Dates for priority work:
We need the rec room carpet and popcorn ceiling removed asap, as it needs to be gone before we start painting the walls, and replace the flooring with vinyl planking. Would like this done between Aug 4-8th.

We would like everything to be completed between Aug 4-10th. Kitchen work is last priority for time constraints.
We’re installing new vinyl plank flooring in both bathrooms ourselves, but need this to be done after the old cabinet/sinks are taken out, and before the new cabinets/sinks are put in. I was thinking we could rotate rooms, such as when one washroom has its cabinet taken out, we can go in and do the floors while you’re working on the other washroom/kitchen cabinet space for the dishwasher/rec room carpet removal. Would this be feasible? Alternatively, if the work was spread over multiple days, if both washroom cabinets could be removed on one day, we’ll finish the new floors before the second visit to install the new cabinets/sinks on another day.
If you could get back to me on your rates, overall quotes for both the “definitely need done” and “maybe need done” work, and if those dates are available for you, I would be appreciative.

I am in need of a trades person to remove and replace an upper balcony flooring and surfacing to make it waterproof as it is currently leaking into a finished sunroom below. I would also require drywall removal and replacement in the sunroom below. I am worried about structural damage to this sunroom around the patio doors and the floor is lifting due to water damage. Any help out there? I need a quote as I have no idea what we are facing with this project.

Relocate all necessary electrical outlets (2) and switches (1).
Scrape popcorn ceiling texture from dining room (10' x 11'), living room (13' x 19') and family room (14' x 20') ceilings.
Apply skim coat of mud, sand smooth and paint all ceiling areas in dining room, living room and family room white.
Apply California ceiling texture.
We live in a 5 level side split and want to take a wall down between out kitchen and living/dinning rooms. We aren’t sure if it is load bearing at all. There is no level above the area, however. We are currently in the planning stage and are trying to budget for a larger Reno to happen within the next year or so.
