That’s right ... three bathrooms!!
2pc Master bath (sink+toilet), 4pc upstairs bath (double sink+toilet+tub w/ shower) and 3pc lower level bath (sink+toilet+shower).
Master bath is newly framed and dry walled and shares the back wall with the upstairs bath (would share the stack as well).
Upstairs bath requires a gut and redo, keeping the same layout.
Lower level bath is down to the studs & concrete, and is directly below the upstairs bath.
We would ideally like the lower level bath finished first, before ripping apart the upstairs bath.
Shower & tub walls will be tiled, and flooring will be tiled with heated floors.
Budget would be $15-$20k, as we’ve purchased some materials (toilets, tile, fixtures, vanities) already.

I have a 2 bedroom, 2 bath 15 yr old bungalow condo in north London. The master bath has only a small tub and no shower. I would like to replace the tub with a large shower. Here are the details:
The room is 10'2' long by 7'6" wide. The door and window are on opposite short walls. Existing tub is on the right hand wall with a left drain and plumbing in a knee wall. There is a full wall on the right hand end. There are 3 courses of tile above the tub. There is about 3 feet of space to the left of the knee wall where the existing bidet will be removed and replaced with a linen cabinet at some point. Lots of room to work with. There is a window in the end wall to the left which prevents situating a shower there. I really really need a shower. I have debated a soaker tub and shower combo (most likely an acrylic unit with glass doors) or straight up shower.
Option 1: Soaker tub with acrylic walls (can be tile-depends on price etc) and shower. Needs shelves for shampoo etc. Requires a full wall to replace the knee wall. Some work will need to be done to existing walls (cement board etc). Plumbing to be brought up to shower height. One posi-temp or similar faucet. Shower head with hose on an adjustable rail. Sliding glass door. Size = 32 x 60 (although have additional room for length).
Option 2: Large shower. Glass enclosure (to keep as much light as possible)-requires plumbing to be repositioned to right hand end (including drain). Also requires removal of existing knee wall and work to other 2 walls. Shower pan with acrylic (or tile) walls. Same faucet and shower head as above. A corner seat would be good. Needs shelves for shampoo etc. Size = 32 x 60 (although have additional room for length).
I would like to not break the bank on this and would like to be fairly economical-getting good value/looks for the price. The existing toilet and vanity are fine and I'm not considering replacing the floor. I really want to keep the reno in line with the rest of the home (i.e. I don't need need a bathroom fit for the Taj Mahal but I do want it to be nice). I reside in an old two storey building. We have a leak in the 2nd fl. bathroom which is right next to the staircase. The water is leaking above the staircase, onto the stairs whenever the bathtub is used. The area of the leak is now saturated with water and the section of ceiling has now sagging down. I am worried about mold and the fact that one of these days that section is going to land on someone's head. There is also some mold in the bathroom. just above the bathtub/shower.
